Work continues to progress on the hotel and residential conversion of the 100-year-old Crown Building at 730 Fifth Avenue in Midtown into the Aman New York. Designed by Jean-Michel Gathy and developed by OKO Group, the project involves the construction of a low-rise annex and the restoration and repurposing of the original 26-story structure, which was designed by Warren and Wetmore and served as the first home of the Museum of Modern Art. The property is located at the corner of Fifth Avenue and West 57th Street.
Construction is rising rapidly on Disney’s 1.2-million-square-foot headquarters at 137 Varick Street in Hudson Square. Alternately addressed as Four Hudson Square, the 22-story, 338-foot-tall structure is designed by Skidmore, Owings & Merrill and is being developed by Silverstein Properties. The media giant purchased the parcel from Trinity Church Real Estate for $650 million and Skanska was responsible for the demolition of four structures that wrapped up last summer. Lendlease is in charge of constructing the new headquarters, which is bound by Varick Street to the east, Spring Street to the south, Hudson Street to the west, and Vandam Street to the north.
Construction is now above street level on 131-141 East 47th Street, a 500-foot-tall residential skyscraper in Midtown East. Designed by Ismael Leyva Architects and developed by Silverback Development, the 34-story structure will yield 200 apartments ranging from studios to two-bedroom units as well as 5,000 square feet of ground-floor retail space with frontage along West 47th Street. Silverback was brought onto the project by Hopson Development Holdings, which purchased the parcel for $115 million in December 2019 from the original developers, New Empire Real Estate. Structure Tech New York and Cauldwell Wingate are constructing the building.
Crown work is moving along on 3 Sutton Place, an 847-foot-tall residential skyscraper at 430 East 58th Street in Midtown East. Designed by Thomas Juul-Hansen and developed by Gamma Real Estate with Stephen B. Jacobs Group as the executive architect, the 62-story tower is located between Sutton Place South and First Avenue and will yield 121 residential units with sweeping views of Manhattan. The site is a short walk from the Sutton Place Park North esplanade that overlooks the East River, Roosevelt Island, and Long Island City.
Construction is progressing on 435 West 19th Street, a three-story addition and residential conversion of a former warehouse building in Chelsea, Manhattan with Rand Engineering and Architecture listed as the architect of record. The steel-framed expansion will bring the structure to eight total stories with 18 units averaging 1,400 square feet apiece. Churchill Real Estate Holdings is the owner of the site, which went through a bankruptcy auction led by Meridian Investment Sales in the early months of 2020. The original owner Six Sigma filed for bankruptcy twice with over $40 million in debt after purchasing the property for $21 million in 2014. Countywide Builders Inc. is the general contractor for the project, which is located between Ninth and Tenth Avenues.
