439 West 36th Street Readies for Excavation in Hudson Yards, Manhattan

Excavation is set to begin at 439 West 36th Street, the site of a 12-story residential building in Hudson Yards, Manhattan. Designed by Archimaera Architecture and developed and built by ZD Jasper Realty under the ZDJ 36LLC, the 120-foot-tall structure will span 48,138 square feet and yield 52 units, recreation space on the roof and in the cellar level, a below-grade community facility, and ground-floor commercial space. The project is being financed by Johnny Su of Real Estate Capital of America (RECAP) and is located on a 75-foot-wide interior lot between Dyer Avenue to the east and Tenth Avenue to the west.

The below Google Street View image shows the two-story commercial structure that formerly occupied the property. ZD Jasper Realty purchased the lot for $15 million in December 2021 and secured $47 million in construction financing in June 2023.

The main rendering shows the building rising uniformly up to the eighth story, followed by a setback and a cascading set of stepped terraces up to the 12th floor. The top floors are also set back and culminate in a flat roof parapet and a small mechanical bulkhead. The façade is composed of floor-to-ceiling windows with bronze-colored mullions surrounded by light earth-toned paneling. The edges of each of the stepped terraces feature rounded corners.

Floors two through five will house six units per level, and floors seven through 12 will have four units each.

The nearest subway from the property is the 7 train at the 34th Street-Hudson Yards station to the southwest.

439 West 36th Street’s anticipated completion date is slated for August 2025, as noted on site.

  1. I wish there was a rendering showing the facade from a much higher perspective. That will be the most interesting part, where the setbacks create opportunities for terraces and varied fenestration. The sidewalk view is not particularly lovely, but considering that this is midblock in an area that will have a lot of rebuilding in the coming years, it will fit in acceptably.

  2. Its a bit of a stretch to call this lot on 36th St east of 10rh Ave “Hudson Yards”.
