Excavation work is moving along at 27-01 Jackson Avenue, the site of a 27-story residential skyscraper in the Court Square district of Long Island City, Queens. The 151,000-square-foot tower is being designed by SLCE Architects for Fetner Properties and Lions Group, which secured a $95 million construction loan for the development. The financial package was done under a joint venture, American Lions, LLC, with the funds provided by Bank Leumi USA, Leumi Partners, and Israel Discount Bank. Lions Group II, LLC is the general contractor for the property, which is located at the corner of Jackson and 43rd Avenues.
Fresh renderings by DBOX shed new light on PENN 15, a 56-story, 1,200-foot-tall commercial skyscraper at 15 Penn Plaza in Midtown, Manhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, the 2.7 million-square-foot supertall will rise from the site of the Hotel Pennsylvania, which has been closed since early 2020 and is beginning the demolition process. The tower will be the tallest component in the 7.4-million-square-foot Penn District master plan, on a plot bound by Seventh Avenue to the west, West 32nd Street to the south, and West 33rd Street to the north.
Demolition is underway at 570 Fifth Avenue, the site of a potential supertall skyscraper in Midtown, Manhattan. Developed by Extell, the tower could reach a height of 1,100 feet and 78 floors on a 43,011-square-foot plot at the corner of Fifth Avenue and West 46th Street. The parcel had mostly sat vacant for the past several years, and includes several old structures that are now in the process of being razed. There is still no architect publicly announced, nor clear indication of the building’s programming, though a series of zoning and massing diagrams and ground-floor plans suggest either an office complex or a residential and hotel development, with the latter reaching supertall status.
Excavation is progressing at 520 Fifth Avenue, site of a 76-story mixed-use supertall skyscraper in Midtown, Manhattan. Designed by Kohn Pedersen Fox for Rabina Properties, which took over as the lead developer in 2019 from Ceruzzi Properties and SMI USA, the 995-foot-tall, 507,608-square-foot structure will yield 98 residential units, commercial space, and four cellar levels. Suffolk Construction is the general contractor for the project, which is located on a 10,625-square-foot lot at the corner of Fifth Avenue and West 43rd Street.
Demolition is underway at 123-141 West 57th Street, the site of a forthcoming 26-story, 185,000-square-foot office tower along Billionaires’ Row in Midtown, Manhattan. The site is located between Sixth and Seventh Avenues, surrounded by Christian de Portzamparc’s One57 and SHoP Architects‘ 111 West 57th Street. It was recently reported that Alchemy Properties and ABR Partners closed a $120 million deal to purchase the property, which was owned by Calvary Baptist Church and includes the adjacent 16-story, 153-foot-tall Salisbury Hotel. ABR Partner’s equity partner, Cain International, had brought on Security Benefit Life as the new lender. The total construction cost for the project is estimated to be roughly $350 million.
