Full Reveal For 281 Fifth Avenue, 52-Story Tower Coming to NoMad

YIMBY has covered the evolution of 281 Fifth Avenue extensively, first posting concept renderings that surfaced all the way back in 2014. Now, the full design has been posted to the site, as per the YIMBY Forums. The building is being developed by the Victor Group in joint venture with Lendlease, and it’s being designed by Rafael Vinoly. DOB records indicate it will rise 52 floors and 708 feet to its highest occupied floor, with the roof topping-out 728 feet above street level. There will be 7,927 square feet of commercial space at the base, topped by 209,417 square feet of residential space, to be divided amongst 141 condominiums. Completion is tentatively anticipated for 2018, and while the site’s old occupants have been demolished, there is currently a stop-work order in effect.

Reveal for 221 East 138th Street, Market-Rate Apartments in Mott Haven

When we wrote about plans for 221 East 138th Street last summer, the developer hoped to include affordable housing in the new South Bronx apartment building. Now Anthony Gurino, of Tahoe Development, has decided to make the project in Mott Haven entirely market-rate, joining the ranks of a few other ambitious projects in this industrial neighborhood.

28-Story 436 Albee Square Now at About Two-Thirds Height, Downtown Brooklyn

When we last checked in on the ODA New York-designed mixed-use development at 436 Albee Square, in Downtown Brooklyn, it was about three stories above ground. Now, it’s about three months later and, thanks to photos sent to us by our friend Tectonic, we can see the project has risen to about 20 stories above ground, on its way to a final height of 28 stories.

Woodside, Elmhurst, and Woodhaven in Queens are suddenly bursting with new residential projects, largely from developers who hope to capture a mix of gentrifiers, longtime residents, and new immigrants. And generous new zoning along Queens Boulevard ensures that nearly all those developments are concentrated along the busy, six-lane artery. The latest project to arrive on the scene there is 46-02 70th Street, which will rise nine stories at the corner of Queens Boulevard and 70th Street.

A proposal to construct a new two-unit residential building on a vacant Brooklyn lot hit a brick wall at the Landmarks Preservation Commission. On Tuesday, both the members of the commission and the public rejected the proposal for 39 South Elliott Place, located between DeKalb and Lafayette avenues in the Fort Greene Historic District.

The neighborhoods north of Bronx Park remain bastions of small, market-rate development. Many of the builders are Albanian and based nearby in Morris Park, an East Bronx enclave populated by Albanians, Latinos, and Italians. One of those projects was filed yesterday at 3365 Cruger Avenue in Allerton, a mostly Puerto Rican neighborhood in the northeastern part of the borough.

The new World Trade Center is coming together. In March, the Santiago Calatrava-designed World Trade Center Transportation Hub opened. Liberty Park is due to open this summer. Now, we have news about one of the complex’s skyscrapers. 3 World Trade Center, located at 175 Greenwich Street, has reached supertall height.
