At number five on our year-end countdown is 570 Fifth Avenue, a mixed-use skyscraper in Midtown. Last week it was revealed that Extell filed permits to develop a ground-up structure with a maximum architectural height of 1,100 feet and 78 floors, making it a potential supertall structure standing on a 43,011-square-foot corner plot bound by Fifth Avenue and West 46th Street. The parcel itself has been sitting cleared and vacant for quite some time, but that will soon change as plans for this latest skyscraper get underway. No architect has been revealed for the project, or what interior functions will be housed inside, though a series of zoning and massing diagrams and ground-floor plans give us an idea about the scale of this mammoth edifice.
Excavation work is underway at 249 East 62nd Street, site of a residential tower on Manhattan’s Upper East Side. Developed by Zeckendorf Development with CM & Associates as the general contractor, the project has undergone some design modifications since our last update in early 2018, when renderings and plans for a Rafael Viñoly-designed 32-story, 510-foot-tall skyscraper were revealed. There is now a revised building diagram that depicts a roughly 27- to 28-story edifice with a tall ground floor, a tiered and multi-faceted crown, and an L-shaped footprint with frontage on both East 62nd Street and Second Avenue. Zeckendorf had hired INC Architecture & Design in late 2020 to redraw plans for a scaled down residence roughly 330 feet tall with 30 floors.
Work is continuing on the topped-out Brooklyn Tower, a 1,066-foot residential supertall at 9 DeKalb Avenue in Downtown Brooklyn and number six on our December countdown. Designed by SHoP Architects and developed by JDS, the 93-story tower holds the title of the tallest structure in the Outer Boroughs and will yield a total of 550 residences, with 150 for purchase, as well as a 100,000-square-foot retail podium bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, and DeKalb Avenue to the south. The Brooklyn Tower complex also includes the refurbishing and repurposing of the landmarked Dime Savings Bank of Brooklyn, which is being incorporated into the podium. Douglas Elliman is serving as the exclusive marketing, sales, and leasing agent. Thirty percent of rentals are designated as affordable housing units, and residences for purchase start over 500 feet above street level.
Construction is now finished on 328 East 61st Street, a six-story office building for Memorial Sloan Kettering on Manhattan’s Upper East Side. Designed by Daniel Goldner Architects and developed by LaSalle Investment Management, the low-rise edifice is located between First and Second Avenues with an architectural height of 82 feet tall and 72 feet to its roof. Inside the reinforced concrete structure is 61,740 square feet of newly built space, of which 49,750 square feet is dedicated to community facilities. William Macklowe Company recently sold its interest in the building for $95 million in mid-July. Cauldwell Wingate was the general contractor, DeSimone Consulting Engineers was the structural engineer, and 2L Engineering, D.P.C. handled the MEPs for the project.
Demolition work is ramping up at 343 Madison Avenue, the site of a 1,050-foot commercial supertall in Midtown East and number seven on our end-of-year countdown. Designed by Kohn Pedersen Fox and developed by Boston Properties, the 55-story structure will rise from a 25,000-square-foot rectangular site between East 44th and 45th Streets that is currently occupied by a 15-story building that formerly housed the Metropolitan Transportation Authority headquarters. The new tower will yield 832,613 square feet of office space, 5,357 square feet of retail space, and 5,357 square feet of subterranean circulation paths to Grand Central Terminal and the future East Side Access project. Rezoning plans for 343 Madison Avenue were approved by the City Council in mid November.
