270 Park Avenue’s Demolition is Complete While New Steel Superstructure Rises in Midtown East

Demolition of the Union Carbide Building, JP Morgan Chase‘s former 52-story, 707-foot-tall headquarters at 270 Park Avenue, is now complete as work progresses on its supertall replacement. The remnants of the core and lower levels of the mid-century skyscraper were quickly dismantled and removed since our last update on the Midtown East project just a mere month ago. Meanwhile, on the opposite side of the full-block parcel, steelwork is continuing on the new 2.5 million-square-foot, 1,425-foot-tall tower, which will become one of the tallest structures in New York City. The large rectangular site is bound by Park Avenue to the east, Madison Avenue to the west, East 47th Street to the south, and East 48th Street to the north.

168 Plymouth Street’s Residential Conversion Progresses in DUMBO, Brooklyn

Work is continuing on 168 Plymouth Street, a two-building loft conversion and addition project in the DUMBOBrooklyn Historic District. Developed and designed by by Alloy Development, the project will yield a total of 46 units and revitalize the 101-year-old structure that was once the home of the Concrete Daylight Factory at 42 Jay Street. The adjacent 131-year-old Brick & Timber Building at 50 Jay Street is also part of the transformation and includes a one-story expansion atop the roof parapet. 168 Plymouth Street is located at the southwestern corner of Plymouth and Jay Streets, a short walk from the East River waterfront and Brooklyn Bridge Park.

Exterior work is moving along on 115 East 55th Street, an 18-story residential building in Midtown East. Designed by SLCE Architects for Zeckendorf Development, the 185-foot-tall, 71,961-square-foot structure will yield 62 units. The property is located between Park and Lexington Avenues, directly adjacent to the rear of Norman Foster‘s 47-story, 660,000-square-foot 425 Park Avenue.

Exterior work is nearing completion as scaffolding disassembly has begun on The Alfred on Fleet, a 12-story residential building at 112 Fleet Place in Downtown Brooklyn. Alternately addressed as 167 Willoughby Street, the 24,250-square-foot project is designed by Bricolage Design Associates and developed by Boomerang Development Group and will yield 23 condominium units. The property is located at the intersection of Fleet Place and Willoughby Street.

Excavation Underway at 1841 Broadway on Manhattan’s Upper West Side

Excavation has begun at 1841 Broadway, the site of a 24-story residential building on Manhattan’s Upper West Side. Designed by SLCE Architects and developed by Global Holdings Management Group, the 281-foot-tall building will span 181,319 square feet and yield 173 units as well as 11,741 square feet of commercial space. Pavarini McGovern, LLC is the general contractor for the project, which will rise from a corner site at the intersection of Broadway and West 60th Street, just north of Columbus Circle and the southwestern corner of Central Park.
