From Piano Row To Billionaires’ Row: Demolition Wraps Up On Three Buildings At 27-33 West 57th Street

The stunningly tall towers rising along 57th Street are taking the Manhattan skyline to a whole new level. Despite their relatively small footprints, some projects are actually replacing true architectural gems. Between the end of 2014 and the beginning of 2016, the LeFrak Organization and Vornado Realty leveled three pre-war buildings at 27-33 West 57th Street. Although the latest reports indicated a “seven star hotel,” final plans are still unknown. Given the site’s Billionaires’ Row location and proximity to Central Park, whatever gets built will most likely be very tall, and very expensive.

Woodhull Hospital has filed plans to erect a new building with supportive and affordable housing on its 1970s, Brutalist campus at the corner of Flushing and Broadway in northern Bed-Stuy.

A collection of townhouses are about to replace an aging two-story warehouse at 38-44 Lexington Avenue, between Classon and Grand avenues, in Clinton Hill.

Façade Mostly In Place At Church Conversion 200 Nassau Street, DoBro

A church-to-residential conversion project in Downtown Brooklyn looks like its getting close to finished, at least on the outside. Our friend Tectonic sent us some photos of 200 Nassau Street and the façade is almost entirely in place. There’s plenty of work still to be done at the ground level and a little on the top of the structure. Otherwise, things are looking good.

Last August, GPB Realty Capital entered contract on a vacant slice of property at 211-215 Schermerhorn Street in Downtown Brooklyn. Now they’ve filed plans for a 14-story mixed-use building there between Hoyt and Bond Streets.

Very few new manufacturing buildings have risen in the low-slung area around the Gowanus Canal, but one developer is turning the tide with plans for a 13-story industrial project at 148 Third Street, between the Third Street Bridge and the canal.

It was nearly two years ago that YIMBY showed you renderings of the 15-story building being developed by John Catsimatidis’ Red Apple Group at 180 Myrtle Avenue in Downtown Brooklyn, dubbed the Margo. Since then the unit count has changed and the building is now nearly complete, with the façade in place, save for some work on the terraces. The realization of that latter fact comes courtesy of photos taken by our friend Tectonic.

Anbau Enterprises has spent the last two years securing Landmarks approval and a rezoning for a planned cantilevering condo building at 39 West 23rd Street. Now the developer has finally filed plans for the 25-story, mixed-use project between 5th and 6th avenues in the Flatiron District.

Until now, the residential supertall boom has been focused on the core of Midtown, with One57, 432 Park, 217 West 57th Street, and 111 West 57th Street all rising in the blocks between Eighth and Park avenue. Now, we have fresh renderings for Kohn Pedersen Fox’s entry into a design contest for 151 East 60th Street, which would rise on the corner of Lexington Avenue and East 60th Street, stretching Midtown’s new skyscraper crown a few blocks northeast of its current local maxima.
