Work to prepare 270 Park Avenue for its demolition is continuing in Midtown East. Since YIMBY’s last update in late July, more scaffolding and netting have been installed on the lower section of the Modernist-style skyscraper. JPMorgan Chase is the developer of the project to tear down the 1.5-million-square-foot, 52-story tower and replace it with a 57-story supertall designed by Foster + Partners Architects, with Adamson Associates as the architect of record.
The 23-story reinforced concrete structure at 250 Fifth Avenue has topped out in NoMad. The 230-foot-tall hotel tower is located along West 28th Street directly adjacent to an 111-year-old McKim, Mead & White-designed five-story building with a landmarked façade. PBDW Architects and Perkins Eastman are the designers of the addition, which is being developed by Flaneur Hospitality.
Construction on the Ritz Carlton Hotel at 1185 Broadway in NoMad has surpassed the podium levels and formation of the floor slabs for the main hotel portion is well underway. Located at the northern intersection of Broadway and West 28th Street, the reinforced concrete structure is set to rise 580 feet and yield 150,000 square feet of space and 250 guest rooms. The 40-story skyscraper is designed by Rafael Vinoly and developed by Marriott, Ritz Carlton Hotels, and Flag Luxury Properties. The interiors are being designed by Yabu Pushelberg.
30 East 31st Street’s exterior work is inching closer to completion, as installation of the light-colored panels in between the windows on the bottom of the northern elevation is now underway. Located in NoMad between Park Avenue South and Madison Avenue, the 479-foot-tall residential tower is topped-out at 40 stories, and the crossed beams at the top of the podium will soon be encased with the newly arrived panels. The 88,000-square-foot project is designed by Morris Adjmi Architects and developed by Ekstein Development and Pinnacle Real Estate. Douglas Elliman Development is marketing the building’s 42 units, which will be spread across 70,070 square feet for an average of 1,700 square feet apiece. Prices will range from $1.65 to $12 million.
The Virgin Hotel at 1225 Broadway in NoMad is steadily making its way toward completion. The glass curtain wall is closing in on the upper portions of the flat roof parapet, while more steel columns, beams, and metal decking for the podium section of the property have been inserted into place. There will be a total of about 300,000 square feet of newly built space, mostly being allocated towards the 460 hotel rooms. The podium will contain 90,000 square feet of retail. Lam Group is the developer of the property, and Sir Richard Branson of Virgin Group will be in charge of managing the address.
