540 Waverly Avenue Tops Out in Clinton Hill, Brooklyn

Construction has topped out on 540 Waverly Avenue, a nine-story mixed-use building in Clinton Hill, Brooklyn. Designed by Kutnicki Bernstein Architects and developed by The Daten Group, the 117,000-square-foot structure will yield 135 rental apartments spread across 91,000 square feet, including 40 units reserved for affordable housing, as well 6,000 square feet of ground-floor retail and a 56-vehicle parking garage. The property is located at the corner of Atlantic and Waverly Avenues.

Photographs show the entire superstructure covered in an assembly of metal scaffolding and black netting as the façade is lined with the waterproof membrane. YIMBY previously reported that The Daten Group purchased the land from Verizon New York for $17.25 million in December 2019. The developers stated that Verizon will plan to operate on site in a small office space.

The main rendering below depicts 540 Waverly Avenue with a northwestern orientation. Floor-to-ceiling glass will line the future retail space and tree-lined sidewalks. The residential floors above are to be enclosed in a mix of light-hued brick and dark-colored panels between the grid of windows, most of which are vertically grouped every two floors and interspersed with dark spandrels. The western and southern edges of the building feature glass corners below a setback on the eighth floor. This portion could likely make way for private outdoor terraces.

The nearest subways are the A and C trains at the Clinton-Washington Avenue station to the north. Also nearby is the Atlantic Avenue-Barclays Center station with access to the B, D, N, Q, R, 2, 3, 4, and 5 trains and the Long Island Railroad.

540 Waverly Avenue is anticipated to be completed sometime next year.
