Full demo permits have been filed for three one-story structures at 2686-2690 Broadway on Manhattan’s Upper West Side. Located at the intersection of West 103rd Street and Broadway, the buildings once housed the Marrakech Hotel, which was partially demolished after the previous owner was fined for illegally converting residential units into hotel rooms. Toll Brothers is listed as the owner of the site under the 2686-2690 Broadway LLC, after purchasing the property in 2019 for $44 million.

Borough President Eric Adams Rejects Proposals for 840 Atlantic Avenue in Prospect Heights, Brooklyn

Brooklyn Borough President Eric Adams rejected proposals to rezone a large assemblage of lots that would have supported a new 18-story mixed-use property in Prospect Heights. The proposed development site is located at 840 Atlantic Avenue and was projected to yield 300 rental apartments including up to 95 affordable housing units, 51,000 square feet of lower-level retail, and a 7,490-square-foot dance studio.

Permits have been filed for an 11-story mixed-use building at 487 4th Avenue in Park Slope, Brooklyn. Located at the intersection of 12th Street and 4th Avenue, the corner lot is a short walk to the 4th Avenue-9th Street subway station, serviced by the F, G, and R trains. Procida Companies under the 487 4th Avenue Managers LLC is listed as the owner behind the applications.

451 Tenth Avenue Tops Out Over Hudson Yards, Manhattan

Construction has topped out on 451 Tenth Avenue, a 587-foot-tall residential skyscraper in Hudson Yards. Designed by Handel Architects and developed by Related Companies, the 45-story project stands on an L-shaped plot at the corner of Tenth Avenue and West 35th Street.

Developers Secure $170M in Construction Financing for 35 Commercial Street in Greenpoint, Brooklyn

Greenpoint‘s latest affordable housing property will soon take shape at 35 Commercial Street following the acquisition of $170 million in construction financing. The forthcoming property is located within the Greenpoint Landing mega-complex in north Brooklyn and will eventually introduce 374 affordable housing units to the neighborhood.

Rezoning Approved for 30-02 Newtown Avenue in Astoria, Queens

The New York City Council recently voted to approve rezoning as part of the Uniform Land Use Review Procedure (ULURP) process for 30-02 Newtown Avenue in Astoria, Queens. Originally zoned R7A, the property has since been up zoned to R8A with a 7.2 floor area ratio. Lynest Associates LLC is listed as the owner with Nexjen Real Estate as the representative in the ULURP process.

HPD Opens Request for Proposals to Redevelop the Edgemere Community in the Eastern Rockaways

Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $76,972 to $139,620.

Developed by Avdoo & Partners and designed by INC Architecture & Design with Isaac & Stern as the architect of record, the long rectangular structure will yield 100 units and is bound by 4th Avenue to the east, St. Mark’s Place to the north, and Willie McDonald Way to the south.
