Full demo permits have been filed for three one-story structures at 2686-2690 Broadway on Manhattan’s Upper West Side. Located at the intersection of West 103rd Street and Broadway, the buildings once housed the Marrakech Hotel, which was partially demolished after the previous owner was fined for illegally converting residential units into hotel rooms. Toll Brothers is listed as the owner of the site under the 2686-2690 Broadway LLC, after purchasing the property in 2019 for $44 million.

Last year, Toll Brothers filed permits to construct a 13-story mixed-use building at 2686 Broadway. The proposed 145-foot-tall development will yield 118,958 square feet, with 84,020 square feet designated for residential space and 7,743 square feet for commercial space. Designed by Hill West Architects, the structure is estimated to add 73 condominium residences, averaging 1,150 square feet square feet per unit. No renderings have yet been released.
