Foundation Work Underway for 43-Story, 467-Unit Mixed-Use Tower at 29-26 Northern Boulevard, Long Island City

Back in April of 2014, YIMBY revealed renderings for a 45-story, 415-unit mixed-use building at 29-26 Northern Boulevard (a.k.a. 29-22 & 29-32 Northern Boulevard), in the Queens Plaza section of Long Island City. Excavation began in the summer of 2015 and foundation work is now well underway, The Court Square Blog reports. The project has also seen slight revisions to its design. The latest filings detail a 43-story, 500,302-square-foot mixed-use tower that will stand 481 feet above street level. There will be 11,372 square feet spread across parts of the cellar, ground, and second floors. The project’s 467 residential units will be located on the second through 41st floors, averaging a rental-sized 791 square feet apiece.

New Details, Schematics for 18-Story, 133-Unit Condominium Project Planned at 122 East 23rd Street, Gramercy

Back in November of 2015, YIMBY reported on applications for an 18-story, 133-unit residential project at 122 East 23rd Street (a.k.a. 121 East 22nd Street), in Gramercy. Now, the developer has filed plans with the Attorney General’s office, estimating the value of the project’s condominiums to be $503.5 million, according to The Real Deal. The 275,387-square-foot complex will have two components. A main 18-story tower will be located on the corner of East 23rd Street and Lexington Avenue, while a connected 13-story wing will front East 22nd Street. The buildings will be connected up to the ground floor, where 12,125 square feet of retail space, divided between four retail condos, will also be located.

It was over a year ago YIMBY last checked in on the mixed-use project under construction at 626 Flatbush Avenue, between Fenimore Street and Hawthorne Street in Brooklyn’s Prospect Lefferts Gardens neighborhood. At that time, the 23-story building had just topped out. Now, as seen in photos sent to us by our friend Tectonic, exterior work on the Marvel Architects-designed building is very close to done.

Reveal for 11-Story, 11-Unit Residential Project at 1402 York Avenue, Upper East Side

In April, YIMBY reported on applications for an 11-story, 11-unit residential building at 1402 York Avenue, located between East 74th and 75th streets on the Upper East Side. Now, a rendering has been revealed of the project, via DNAinfo. The units, averaging a spacious 1,926 square feet apiece, surprisingly won’t be condominiums, at least in the beginning. The full-floor rental apartments will be known as “homeownership” units, which means tenants can put their rent payments towards buying their home. Of the 11 residential units, 10 of them will begin by renting at below market-rates. Crest Group is the developer, with Kossar + Garry Architects behind the design.


1636 DeKalb Avenue

Four-Story, Eight-Unit Residential Project Coming to 1636 DeKalb Avenue, Bushwick

Property owner Leonor Nevarro, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, eight-unit residential building at 1636 DeKalb Avenue, in northern Bushwick, located right above the DeKalb Avenue stop on the L train. The structure will measure 7,752 square feet, which means its residential units should average 969 square feet apiece, indicative of condominiums. There will be two apartments per floor, although the two units on the fourth floor will feature additional space on an upper mezzanine level. Charles Mallea’s Brooklyn-based M Architecture is the architect of record. The 40-foot-wide, 4,000-square-foot site is currently occupied by a two-story townhouse.
