Exterior work is progressing on 240 Willoughby Street, a 30-story residential building in Fort Greene, Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which purchased the property for $95 million in 2019, the structure will yield 300 rental units with 147 residences dedicated to affordable housing. 240 Willoughby LLC is the owner and Galaxy Developers is the general contractor for the project, which directly abuts an existing 21-story apartment building and is bound by Willoughby Street to the north, the Brooklyn Hospital Center to the south, Fort Greene Park to the east, and Ashland Place to the west.

405, 407 West 206th Street Rise Past Halfway Mark in Inwood, Manhattan

Construction is rising above the halfway mark on 405 and 407 West 206th Street, a sprawling two-tower mixed-use project in Inwood, Manhattan. Designed by Beyer Blinder Belle in a joint with the LMXD affiliate of L+M Development Partners, MSquared, and Taconic Partners, the 751,687-square-foot structures consist of 14- and 17-story volumes standing 140 and 175 feet tall and will yield 700 rental units with 281 dedicated to affordable housing, as well as a supermarket under the city of New York’s Food Retail Expansion to Support Health Program program and an immigrant-centered performing arts center owned and operated by the People’s Theatre Project. Inwood Lot 9 Development Associates LLC is the owner, Community League of the Heights is the community sponsor, and Chatsworth Builders is the general contractor for the $416 million project, which is bound by West 206th and West 207th Streets and Ninth Avenue.

Foundation work is underway at 111 Washington Street, the site of a 64-story residential skyscraper in Manhattan’s Financial District. Designed by Handel Architects and developed by Carlisle New York Apartments and Grubb Properties, which closed on a $48 million loan for the project last summer, the 712-foot-tall structure will span 326,221 square feet and yield 462 residential units, 7,000 square feet of commercial space, and a 60-foot-long rear yard. Consigli Construction is the general contractor for the property, which is alternately addressed as 8 Carlisle Street and located at the corner of Washington and Carlisle Streets, south of the nearby World Trade Center complex.

Designed by Fogarty Finger and Andrew Berman Architect and developed by the New York City Department of Housing Preservation and Development, the New York City Housing Development Corporation, and the New York Public Library (NYPL), the structure will yield 174 rental units in studio- to three-bedroom layouts, a public library, a preschool, and community facilities. Ranger Properties LLC is listed as the owner and Mega Contracting Group is the general contractor for the property, which is located on an interior rectangular parcel between Dyckman and Academy Streets. The project is named in honor of Eliza Hamilton, the wife of Alexander Hamilton.

New Renderings Revealed for BIG’s Four-Skyscraper Freedom Plaza Master Plan in Murray Hill, Manhattan

Bjarke Ingels Group (BIG) has unveiled a new set of renderings of its 4.1-million-square-foot proposal for Freedom Plaza, a potential mixed-use casino development on the border of Murray Hill and Tudor City. Developed by The Soloviev Group, which currently owns the property, in a joint collaboration with Mohegan Gaming & Entertainment, plans call for two new residential skyscrapers rising 50 to 60 stories tall with 1,325 apartments, including 510 affordable housing units, as well as two 51-story hotel towers with 1,200 guest rooms split between Banyan Tree and Mohegan branding. A new landscaped waterfront park, a below-grade casino, and a museum would sit beneath the skyscrapers. The 6.5-acre property is the largest undeveloped plot in Manhattan, and is located along First Avenue between East 38th and East 41st Streets, directly south of the United Nations complex.

Designed by Aufgang Architects and developed by Maddd Equities, which purchased the property for $12 million in 2018, the 99,000-square-foot structure will yield 80 affordable housing units and 18,759 square feet of commercial space on the lower levels. M4778 Broadway LLC is listed as the owner and GDI Construction is the general contractor for the project, which rises from a 12,000-square-foot interior parcel by the corner of Broadway and Dyckman Street.
