Revealed: 1 Park Lane, at 36 Central Park South, 1,210-Foot Tall Condo Tower Replacing the Helmsley Park Lane

YIMBY previously brought you preliminary plans for the Witkoff-led redevelopment of the Helmsley Park Lane, at 36 Central Park South, and followed up with a post indicating that Richard Rodgers would be the architect. We have now obtained the first official renderings of the project, showing its exteriors, and while YIMBY has been unable to obtain confirmation regarding the architect, we strongly suspect it is now Rafael Vinoly. Documents also indicate the building will stand 1,200 feet tall, making it one of the tallest in the city.

Construction Update: 45 East 22nd Street Begins Its 777-Foot Climb

The current crop of skyscrapers under construction in Manhattan extend from the upper reaches of the Upper East Side all the way down to the tip of the Financial District, and in the very middle lies 45 East 22nd Street, just to the west of Park Avenue South.

On the corner of 21st Street and 31st Avenue in Astoria, a vacant lot at 21-03 31st Avenue may sprout a six-story apartment building, after Brownstoner reported that it sold for $2,600,000 last September.

Lightstone Group Acquires Development Site At 92 Fulton Street, Financial District

The development site spanning 92-94 Fulton Street, in the Financial District, has again traded hands, this time with The Lightstone Group acquiring the properties for $23.25 million. The previous owner, Fisher Brothers, paid $10 million for the site in June 2014 and had filed applications for a 16-story residential building. Lightstone’s plans have yet to be disclosed, but previous proposals revealed by YIMBY show the site’s significant potential.

Façade Installation Underway At 10-Story Brooklyn Bridge Park Development, Brooklyn Heights

Amid a controversy over height, the mixed-use development Pierhouse at Brooklyn Bridge Park, spanning Furman Street in northern Brooklyn Heights, is making slow progress. 1 Hotel, the 10-story, 200-unit hotel at 60 Furman Street, is nearly completely clad with glass. The 10-story condominium building at 90 Furman Street has topped out and is preparing for its façade installation, according to Brownstoner. At 130 Furman Street, concrete is up to the fourth and final occupied floor. The development will have 108 condo units between the two residential buildings, and completion is expected by 2016.

Nine-Unit Residential Building Planned For 653 Bergen Street, Prospect Heights

Bergen Gardens LLC has filed applications for a five-story, nine-unit residential building at the lots spanning 653-655 Bergen Street, in Prospect Heights. The building will measure 12,900 square feet, and Issac & Stern Architects is designing. A single-story warehouse structure set back from the street must first be demolished.

Revealed: 126 Madison Avenue, aka 15 East 30th Street, 730-Foot Condomium Tower

Back in late April the Wall Street Journal posted a sliver of the rendering for 126 Madison Avenue, a 47-story residential tower which is being developed by Fosun Property and JD Carlisle at the northern edge of NoMad, on the east side of 30th Street and Fifth Avenue. Now, YIMBY has the full image for the skyscraper, as well as another perspective, giving a much better idea of the 730-foot project’s eventual impact on the Midtown South skyline.

Permits Filed: 27-Story Tower for 88 Schermerhorn Street, Downtown Brooklyn

Last year, Second Development Services paid $11 million for a four-story, turn-of-the-century walk-up at 88 Schermerhorn Street, between Court Street and Boerum Place in Downtown Brooklyn. By November, demo permits had been filed, and now plans are in the works to build a 27-story condo development on the site.

Chinese Insurance Company Funds 62-Story Luxury Residential Building At 111 Murray Street, Tribeca

The developers of a 62-story, 139-unit mixed-use tower at 101-111 Murray Street, in Tribeca, have reportedly found financing, valued in the hundreds of millions, from a Chinese insurance company. YIMBY confirmed in March that 111 Murray Street will rise 857 feet tall, but first revealed the design in June of 2014. Witkoff Group and Fisher Brothers are developing; Kohn Pedersen Fox is designing. The site’s predecessor has now been demolished, and completion is expected in 2017.

58-Story Residential Tower At 42-12 28th Street Receives Funding, in Long Island City

PNC Bank has provided $154 million in financing to Heatherwood Communities to construct their planned 58-story, 477-unit residential tower now under construction at 42-12 28th Street, in Long Island City. YIMBY first revealed the project in April 2014, and construction was underway in January. Dubbed 28 on 28th, completion is expected in 2017.
