YIMBY last reported on 128 West 23rd Street back in December, when applications were filed with the Department of Buildings for the project. Today, we have the first images of what it will actually look like. Valyrian Capital and Pan Brothers are developing the site, and Kutnicki Bernstein Architects is the architect of record.
Initial building applications were filed back in the spring for 148-31 90th Avenue, in Jamaica, Queens, and now, slightly revised permits have been pulled with the DOB, this time using the address 148-29 90th Avenue. The total construction area will measure just over 100,000 square feet, and within that, there will be 69,789 square feet of residential space, divided amongst 90 units. There will also be a 45-car parking garage in the cellar, which will also include room for 45 bicycles. Raymond Chan Architects is the architect of record, while George Xu’s 90 Ave Realty LLC is listed as the developer. Demolition permits for the existing structure have already been filed, and construction should soon begin.
Last week, the first full renderings appeared for the Alvaro Siza-designed 823 Eleventh Avenue, but that isn’t the biggest change underway on the block. Immediately to its northwest, TF Cornerstone’s new rental building at 606 West 57th Street is almost ready for its opening day, with construction nearly complete on the 1,028-unit project.
Back in January of 2016, YIMBY reported on new building applications for a through block site spanning from 305 West 128th Street to 304 West 129th Street, in West Harlem, between Frederick Douglass Boulevard and St. Nicholas Avenue. A rough on-site image appeared two months later, and now we have the full renderings for the project, which is being designed by Kutnicki Bernstein Architects.
The Upper East Side is about to see another new condominium development with super-sized units, this time at 148 East 78th Street, which will yield a 15-story building rising 205 feet to its rooftop. The generously-sized ceilings will be matched by the floorplans for the 26 condos, which will average 2,600 square feet apiece, with 68,293 square feet of residential space in total. There will also be 3,739 square feet of retail space on the ground floor. Ismael Leyva Architects is listed as the architect of record, and John Usdan of Midwood Management Corp. is the developer. Demolition permits for two existing buildings were filed earlier this month.
