Construction has broken ground at 420 Marin Boulevard, the site of a 1.3-million-square-foot mixed-use residential skyscraper in Jersey City. Designed by Beyer Blinder Belle and developed by Brookfield Properties and G&S Investors, the project is also known as Phase II in the Hudson Exchange master-planned development that will yield more than 6 million square feet.

Exterior work is progressing on Arloparc, a 20-story residential building at 126 East 86th Street on Manhattan’s Upper East Side. Designed by Zproekt Architects and developed by Rybak Development and BK Developers, the 79,842-square-foot structure will yield 28 condominium units designed by STUDIO20MIGLIA, as well as 2,700 square feet of commercial space. Rybak is also serving as the general contractor, Molly Elizabeth is the interior designer, and Corcoran New Development is handling sales and marketing for the property, which is located on a narrow rectangular plot between Lexington and Park Avenues.

YIMBY recently went on a tour of the amenities at 595 Dean Street, a two-tower residential development within the Pacific Park master plan in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the 28-story East Tower and 23-story West Tower hold a combined unit count of 798 rental apartments ranging from studios to two-bedroom layouts, with 240 offered through the affordable housing lottery on NYC Housing Connect. In addition to 28,750 square feet of outdoor amenity space, exclusive to residents, this development is contributing nearly 60,000 square feet of public park and plaza space, designed by landscape architecture firm MNLA.

1 Park Row Nears Halfway Mark in Financial District, Manhattan

Construction is nearing the halfway mark at 1 Park Row, a 23-story mixed-use building in the Financial District. Designed by Fogarty Finger Architects and developed by Circle F Capital, which received a $90 million construction loan from Parkview Financial in 2021, the 305-foot-tall structure will yield 103,000 square feet with 58 condominium units in one- to three-bedroom layouts, along with 19,000 square feet of office and retail space on the lower levels. Cauldwell Wingate is the general contractor and 1 Park Row Development LLC is the owner of the property, which is located at the intersection of Park Row and Ann Street.
