It was a little over a year ago that the Naftali Group’s mixed-use building at 210 West 77th Street, on the Upper West Side, was about to top out. Now, construction of the building is almost at the finish line.
A rendering has been revealed of the six-story, 10-unit mixed-use building planned at 501 Myrtle Avenue, located on the corner of Ryerson Street in Clinton Hill. The image was spotted on-site by the Myrtle Avenue Brooklyn Partnership. The latest building permits indicate the project, technically an expansion of the existing single-story building, will measure 13,088 square feet. It will include 1,882 square feet of commercial-retail space on the ground and cellar levels. The residential units above should average 690 square feet apiece, indicative of rental apartments. Amenities include storage for five bikes, a “recreation room” on the second floor, a rooftop terrace. The developer is operating as an anonymous LLC and Raymond Chan’s Flushing-based architectural firm is designing.
Last week, the Jersey City Planning Board approved plans for a five-story, 308-unit mixed-use project at 100 Monitor Street, located on the corner of Johnson Avenue in the city’s Communipaw section. The building will include 2,980 square feet of ground-floor retail space and 8,000 square feet of office space, the latter of which will be leased to the Jersey City Redevelopment Agency, Jersey Digs reported. The residential units will be rentals and amenities will include an 85-car parking garage, a fitness center, a pool, and a landscaped garden. Ironstate Development and Landmark Developers are developing the building. The site is an assemblage of six vacant lots and groundbreaking is scheduled for early 2017.
Back in January, YIMBY reported on the groundbreaking ceremony held for the planned 79-story, 781-unit mixed-use tower under development at 99 Hudson Street, in Jersey City. That’s located between Grand and York streets in Exchange Place section of the city. Pile driving and foundation work are now underway, as seen in photos posted to the YIMBY Forums. The 1.5-million-square-foot skyscraper, to stand 900 feet in height, will include 15,000 square feet of retail space and 14,000 square feet of public space, some of that in the form of a plaza. The plaza will be located on the corner of Grand and Greene streets. China Overseas America Inc. is the developer and Perkins Eastman is behind the design. Completion is expected in 2018, followed by occupancy the next year.

Another recent approval, however, shows how little control the commission has in a different area.
