Construction is now up to the 17th floor on the 42-story, 1,028-unit mixed-use complex under development at 606 West 57th Street, located on a large portion of the block bounded by West 56th and 57th streets and 11th and 12th avenues in Hell’s Kitchen. Property owner Nachman Mechlovitz, head of Lazer Marble and Granite Corp., has filed applications for a two-story, 4,327-square-foot retail building at 1049 Dahill Road, in Mapleton. The ground and second floors will be used for retail space, likely for Mechlovitz’s business, which is located next door. The building will also have a three-car parking garage and storage space in the cellar. Hudson Valley-based Kenneth Thomas is the applicant of record. The 60-foot-wide, 6,000-square-foot plot is occupied by a dilapidated single-story warehouse. Demolition permits have not been filed.
Developer Six Sigma has acquired, for $3.92 million, 4,900 square feet of High Line Transfer Corridor air rights for its planned 10-story, 61-unit condominium project at 517 West 29th Street, in West Chelsea. The development rights will be used to build larger and taller, the New York Post reported. Not including the recently-acquired air rights, the 9,875-square-foot site can accommodate up to 74,260 square feet of residential space, plus an additional 24,490 square feet of commercial or community space. Plans have not been filed with the Buildings Department, although demolition permits were filed in August for the existing six-story warehouse. A construction timeline has not been disclosed.
Construction has topped out on the 28-story mixed-use building under development at 577 Ninth Avenue, located between West 41st and 42nd streets in Hell’s Kitchen. Progress on the project, dubbed Pod Times Square, can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the structure encompasses 218,872 square feet and rises 300 feet to its main roof, or 363 feet to the top of its bulkhead.
Foundation work is now underway on the seven-story, six-unit mixed-use building under development at 34 East 13th Street, located on the corner of University Place in Greenwich Village. The site, on the right half of the image below, can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project will measure 22,995 square feet and rise 74 feet in height, not including the bulkhead. There will be 2,135 square feet of retail space on the ground floor, followed by full-floor residential condominiums on the second through seventh floors. The units should average 2,881 square feet apiece. Ranger Properties is the developer and Financial District-based Morris Adjmi Architects is behind the design. Completion is anticipated in 2017.
