Six-Story, 28-Unit Mixed-Use Building Planned At 322 Gates Avenue, Bedford-Stuyvesant

Just before New Year’s, Foster Equities filed applications for a six-story, 28-unit residential building at 322 Gates Avenue, in Bedford-Stuyvesant, located six blocks south of the Bedford – Nostrand Avs. stop on the G train. According to DNAinfo, the building will measure 22,272 square feet in total and will include a 991 square-foot retail portion on the ground floor. The residential units, which will be rentals, will begin on the second floor and average 760 square feet apiece. Z Architecture is designing the project. The single-story Bedford Beer & Soda Dist. building, acquired for $4.5 million last March, was approved for demolition in the fall.

Construction Update: 220 Central Park South Nears Double Digits

It has been about three months since we checked in on the coming Robert A.M. Stern creation at 220 Central Park South. Progress has been made since then. Photos taken by our friend Tectonic show the tower portion of the building, which rests on West 58th Street, is several stories taller, approaching the 10-story mark on its way to 66 stories.

Yesterday, we told you about the progress on a rather modest Durst Organization development on the southwest corner of Eleventh Avenue and West 58^th Street. Today, we’re bringing you and update on a significantly bigger project around the corner on the south side of West 57^th Street between Eleventh Avenue and Twelfth Avenue.

Times Square Toys “R” Us, Once World’s Largest Toy Store, To Close December 30

2015 will go down in New York’s storied retail history as the year when the city lost two of its flagship toy stores. At 6:00 p.m. on December 30, Toys “R” Us will shut down its Times Square store at West 44th Street and Broadway. The retail giant decided not to renew the lease due to ever-rising rents in the pedestrian-heavy neighborhood. Earlier in July, the company closed the famous FAO Schwarz store on at 767 Fifth Avenue, which had served the city since 1986.

If you’ve gone up the West Side Highway in Manhattan or up Port Imperial Boulevard in New Jersey, you’ve probably noticed the Durst Organization-developed Bjarke Ingels Group-designed Via tetrahedron. Not only is it visually striking, there has been a fair amount of press coverage. Additionally, its next-door neighbor, the high-rise Helena has been there for a decade now. But they are not the only Durst developments on the block bounded by Eleventh Avenue, West 57^th Street, Twelfth Avenue, and West 58^th Street.

Reveal For 25-Story, 368-Unit Mixed-Use Building At 210 Livingston Street, Downtown Brooklyn

Back in 2014, YIMBY reported on applications for a 25-story, 368-unit mixed-use building at 210 Livingston Street, in Downtown Brooklyn, and then this past October, developers Benenson Capital Partners and Rose Associates were working to land $158 million in construction loans. Real Estate Weekly reports the loan has closed, and in addition, has revealed the rendering for the project, which is being designed by Handel Architects. Seventy-four of the apartment units will be rented below market-rate, and nearly 20,000 square feet of retail space is planned on the ground and cellar levels. An 11-story office building was demolished back in 2014, and now that construction is imminent, completion is expected in late 2017.

Extell Submits Pre-Filings For 57-Story Mixed-Use Tower At 138 Willoughby Street, DoBro

Over the summer, Extell Development struck a deal to lease City Point’s phase three development site, located on the northern end of the block at 138 Willoughby Street, in Downtown Brooklyn. Yesterday, SLCE Architects pre-filed for Extell’s planned tower, which will rise 57 stories above street level. The documents are not complete, but the initial filing reveals that the project will include both residential and commercial space, as expected. The deal requires the developer to build a four-story, 65,000 square-foot retail base. The tower will rise 692 feet in height, although it’s not clear if that figure includes any structural rooftop elements. The planned residential units should number in the hundreds, and that will be among the details clarified when SLCE completes the new building applications.

Developer Purchases Mixed-Use Development Site At 129 Beach 116th Street, Rockaway Park

An anonymous LLC affiliated to Brooklyn-based Marcel Group has purchased the relatively large block-thru development site at 129 Beach 116th Street, in Rockaway Park, located a block south of the Rockaway Park – Beach 116th Street stop on the A and Rockaway Park Shuttle trains. According to DNAinfo, the developer paid $5 million for the site, which is currently home to a vacant single-story structure. The property could accommodate an eight-story, 114,000 square-foot mixed-use building with up to 16,000 square feet of retail space.

Partial Residential & Hotel Conversion For 22-Story Building At 660 Madison Avenue, Lenox Hill

The Safra family’s JSRE Acquisitions has filed applications to convert part of the 22-story, 475,000 square-foot mixed-use commercial building at 660 Madison Avenue, in Lenox Hill between East 60th and 61st Streets, into residential and hotel units. Beginning on the 10th floor, there will be 54 dwelling units added in total. The hotel portion will be located from floors 10 through 15, although it’s not specified how many of the 54 dwelling units will be part of the hotel. Regardless, the remaining units will be residential and will be located throughout floors 10 through 22. Roof terraces already exist on many of the floors and the top two floors will consists of duplex units.

Reveal For Two-Story, 19,800 Square-Foot Retail Project At 205 Smith Street, Boerum Hill

Late in 2014, filings were submitted to expand the single-story, 9,916 square-foot commercial building at 205 Smith Street, in Boerum Hill, to 19,832 square feet, thanks to the addition of a second floor. Brownstoner now has a rendering the project, which will be entirely retail and reportedly the new home of a supermarket. Jackson Group, Aurora Capital Associates, and ACHS Management are developing, while Think Architecture & Design is the architect of record. A completion date has not yet been disclosed.
