Mixed-Use 117 Livingston Street Reaches Second Floor, DoBro

It was back in September of 2014 that YIMBY brought you word of plans for a 21-story mixed-use building at corner of Livingston Street, Boerum Place, and Red Hook Lane in Downton Brooklyn. It was in April of 2015 that demolition started and in June of 2015 that we showed you a rendering. Now, thanks to photos from our friend Tectonic, we can report that the project at 117 Livingston Street (a.k.a. 415 Red Hook Lane) has reached its second story.

Bronx Borough President Proposes Upgrading Pelham Bay Park’s Orchard Beach Pavilion

Bronx Borough President Ruben Diaz Jr. is proposing to redevelop the Orchard Beach pavilion, an individual landmark, that currently serves as the focal point for Pelham Bay Park, in the East Bronx. The structure, which was completed in 1936, would be transformed to allow for more event space, food concessions and retail space, according to The Real Deal. Nearby the pavilion, the park includes picnic areas, the Pelican Bay Playground, and a beachfront. The pavilion portion of the project is being estimated to cost $40 million, although plans have been in the works for some time to upgrade the rest of the beach, which could cost up to $200 million in total. Diaz has designated $10 million in capital toward the project. The Landmarks Preservation Commission would have to approve any alterations to the Orchard Beach pavilion.

The proposed 500-foot-tall mixed-use building at 77 Greenwich Street (a.k.a. 42 Trinity Place) suffered a setback on Tuesday. The Landmarks Preservation Commission did not vote to approve its proposed cantilevered portions.

Permits Filed: 3644 Oxford Avenue, 14-Story Apartment Building in Riverdale

New development rarely happens in Riverdale, because big brick co-op buildings and townhouses populated most of the northwestern Bronx neighborhood in the wave of construction that swept across New York City after World War II. But every once in a while, a developer cobbles together a site in the quiet, middle-class enclave. Yesterday, we spotted permits for a 14-story apartment building at 3644 Oxford Avenue, just over the border from Fieldston.

Foundation Work Underway For 16-Story, 522-Unit Residential Building At 325 Kent Avenue, Williamsburg

In May of 2015, excavation work kicked off at 325 Kent Avenue on the first building in Two Trees Management Company’s Domino Sugar Refinery mega-development, in western Williamsburg. Excavation has since wrapped up and foundation work is well underway, as seen in photos courtesy of Tectonic. A 16-story, 401,246-square-foot mixed-use building is being built and will include a total of 522 residential units, 105 of which will be rented at below market-rates through the affordable housing lottery. The apartments will average 712 square feet apiece. Additionally, there will be 9,378 square feet of retail space broken up into multiple spaces on the ground and second floors. SHoP Architects is the design architect and completion is expected in 2017.

Four-Story, 18-Unit Mixed-Use Building Filed At 132 Wyckoff Avenue, Bushwick

Property owner Santino Battiata has filed applications for a four-story, 18-unit mixed-use building at 132 Wyckoff Avenue, in northern Bushwick, located on the corner of Stanhope Street and right above the DeKalb Avenue Station on the L train. The 38,723-square-foot project will replace two two-story buildings at 132-134 Wyckoff and the vacant lot at 130 Wyckoff. There will be 5,272 and 588 square feet of ground-floor retail and medical office space, respectively. Beginning on the floor above, residential units will average a relatively spacious 959 square feet apiece, and the new building will be topped by rooftop recreational space. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record.

Construction Update: 28 on 28th Soars at 42-12 28th Street, Long Island City

It’s been months since we checked in on Heatherwood Communities’ high-rise residential project at 42-12 28^th Street in Long Island City. As of July, it had reached 10 stories. Now, thanks to somewhat dramatic photos taken by our friend Tectonic, we can see that the 58-story building must be close to its final height.

Landmarks Okays Commercial Renovation at 348 Lafayette Street, NoHo

A former animal hospital in NoHo is set to see a commercial revitalization. On Tuesday, the Landmarks Preservation Commission approved a revised renovation plan for the building at 348 Lafayette Street, which occupies 348-354 Lafayette Street and is also known as 11-13 Bond Street. The building dates back to 1913 and is now in the NoHo Historic District.

Official Renderings Revealed Of Nordstrom Tower’s Retail Base Under Construction At 217 West 57th Street

Last week, YIMBY brought you a sneak peak of the glassy façade that will eventually be installed on Extell Development’s 95-story, 1,550-foot-tall condominium tower (officially Central Park Tower), currently under construction at 217 West 57th Street in Midtown. The supertall will boast Nordstrom’s first Manhattan flagship store, and now the Seattle Times has revealed official renderings of the building’s retail podium. The Seattle-based department store will span 363,000 square feet across eight stories (three below grade) in the development.
