The Jay Group has closed on a $92 million construction loan to complete an 18-story rental building at 401 West 207th Street in Inwood, Manhattan. Initial permits filed with the Department of Buildings in 2022 listed the address as 3880 Ninth Avenue and named JFA Architects & Engineers as architect of record.
Façade installation is nearing completion on One Madison Avenue, a 27-story commercial building in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the National Pension Service of Korea, and Hines, the project involves the gut renovation of an existing eight-story structure and the construction of a 19-story glass-clad addition above its roof parapet, and will yield 1.4 million square feet of office space and ground-floor retail. NYC Constructors is building the expansion and AECOM Tishman is the construction manager for the property, which occupies a full city block at the southeast corner of Madison Square Park between Madison Avenue, Park Avenue South, East 23rd Street, and East 24th Street.
New renderings have been revealed for The Giorgio Armani Residences, a 12-story mixed-use building under construction at 760 Madison Avenue in the Lenox Hill section of Manhattan’s Upper East Side. Designed by COOKFOX and developed by SL Green Realty in a collaborative partnership with Giorgio Armani Corp., the topped-out 189-foot-tall structure will yield 91,179 square feet with ten condominium units and a 19,387-square-foot Giorgio Armani flagship boutique. Leeding Builders Group is the general contractor for the property, which is located at the corner of Madison Avenue and East 65th Street.
Earthwork is getting underway at 164 4th Avenue, the site of a 17-story residential building in Gowanus, Brooklyn. Designed by SBLM Architects and developed by JLL Capital Markets, the 142,000-square-foot structure will yield 160 rental apartments with 30 percent designated as affordable housing, as well as 12,391 square feet of ground-floor commercial space. ECD NY, Inc. is the general contractor for the project, which is located at the corner of 4th Avenue and Douglass Street.
Construction is progressing on 120 5th Avenue, a six-story mixed-use building in Park Slope, Brooklyn. Designed by SLCE Architects and developed by William Macklowe Company and Senlac Ridge Partners, the 300,000-square-foot structure will yield 180 rental units, with 45 designated as affordable housing, as well as 45,000 square feet of commercial and retail space and Brooklyn’s first Lidl supermarket spanning 25,000 square feet. Noble Construction Group is the general contractor for the 1.8-acre property, which is alternately addressed as 680 Baltic Street and bound by 5th Avenue, Baltic Street, and Butler Street.
