Proposals submitted to the City by EMP Capital Group have revealed a new, nine-story mixed-use building in Crown Heights, Brooklyn. The plans were prepared by Equity Environmental Engineering and include motions to rezone the six lot assemblage for residential and retail development.
Construction on 43-12 Hunter Street, now referred to The Cove, is nearing completion in Long Island City. The curtain wall has reached the top of the 18-story reinforced concrete structure and work is wrapping up on the ground floor façade and interiors. The Queens project is designed by SLCE Architects and developed by Rockrose Development, which purchased the site for $1 million back in 2006. Slade Architecture is in charge of the interior design. There will be 123 units, 37 units being affordable homes, or roughly 30 percent of the total.
The Margaritaville Resort is ascending swiftly at 560 Seventh Avenue in Times Square. Construction has passed the primary setback and workers are forming the floor plates for the main massing that will contain the hotel’s 234 rooms. Portions of the metal-trimmed glass façade have also begun to be installed on the tower, which will rise 29 stories. The project is designed by Stonehill & Taylor Architects and developed by Sharif El-Gamal of Soho Properties along with MHP Real Estate Services.
Work on 809 Broadway in Greenwich Village is now complete and tenants have begun to move into the 200-foot-tall, 15-story mixed-use building. Located on the west side of Broadway between 11th Street and 12th Street, the 41,000-square-foot structure is designed by ODA Architecture and developed by 809 Broadway Holding.
Work is underway to prepare 685 Fifth Avenue for a 100,000-square-foot office-to-condominium conversion. The first batch of scaffolding has been assembled on the northern profile of the address, and a green scaffold board runs along the top of the retail section. The 20-story building will eventually be a 30-story building, with ten additional floors to be built atop the current roof parapet. The residential component will comprise 69 condos, to be managed by Mandarin Oriental Hotel Group. SHVO is the property developer and has partnered with BLG Holdings and Deutsche Financial to spend $135 million on the expansion and conversion of the property, which will stand 350 feet tall and rise 30 stories when complete. Marin was the architect of record and the design architect, with March & White handling the interior design. Brookfield Properties is in charge of marketing the Fifth Avenue retail space.
