Seaport Residences Indefinitely Halts Construction in Financial District

YIMBY’s Turkey Week tour of stalled projects continues with Seaport Residences, a 60-story residential skyscraper formerly known as One Seaport at 161 Maiden Lane in the Financial District. Designed by Hill West Architects and developed by Fortis Property Group LLC with Ray Builders serving as the contractor, work has been on hold for the 670-foot-tall tower, which as planned would bring 200,000 square feet of residential space to the South Street Seaport DistrictGroves & Co is the interior designer for the 80 units, which are being managed by Douglas Elliman Development Marketing.

Leasing Launches for 111 Varick Street in Hudson Square

The sleek, black residential building at 111 Varick Street is nearing completion in Hudson Square. With occupancy expected before the end of the year for the ground-up, 30-story rental tower, marketing has launched the development’s website and first batch of listings. 111 Varick is developed by Extended and designed by S9 Architecture. Compass Development Marketing Group is the exclusive leasing and marketing agent for the 100 residences, a mix of studio, one-, and two-bedroom units. Pricing will begin at $4,000 per month for studio apartments.

Construction on 45 Park Place Remains Stalled in Tribeca

YIMBY’s Turkey Week tour of stalled projects continues with 45 Park Place, a 667-foot-tall residential skyscraper in Tribeca. Designed by SOMA Architects with Ismael Leyva Architects as the executive and residential architect, the 43-story tower has been on hold since late 2019. Sharif el-Gamal of Soho Properties is developing the project, with Piero Lissoni serving as the interior designer. 45 Park Place is located between Church Street and West Broadway, just to the north of the border with the Financial District. Permasteelisa Group and Vidaris are the façade consultants.

Developers are one step closer to breaking ground on a new eight-story office building in the Little Italy section of Manhattan following a positive review of an Environmental Assessment Statement by the New York City Department of City Planning. Located at 23-35 Cleveland Place, the structure will reportedly support a sanctuary and breeding ground for monarch butterflies on the roof of the building.

Designed by COOKFOX Architects and developed by Oxford Properties Group, the 12-story building spans two full city blocks, with 100,000-square-foot floor plates, a rare scope for commercial buildings in Manhattan.
