Developer Buys Out Large Stake In 550 Washington Street, Hudson Square

In May of 2014, YIMBY brought you renderings of TEN Arquitectos’ conceptual plans for the St. Johns Terminal building at 550 Washington Street, in Hudson Square. At the time, multiple owners complicated the redevelopment of the 1.1-million square-foot structure, which has 280,000 square feet of air rights, but now Westbrook Partners has bought out Fortress Investment Group’s ownership stake for more than $200 million, according to Crain’s. Atlas Capital Group, who tried to acquire additional air rights from Pier 40 last year, will retain their minority stake. Plans include a new residential tower, which may be built ground-up or as a conversion/expansion, but city approval is required before construction can begin.

Development Site At 111 Washington Street Placed On The Market, Financial District

Late last year, Pink Stone Capital filed applications for a 51-story, 429-unit mixed-use tower with 23,000 square feet of retail space at 111 Washington Street, in the Financial District, and now the developer has tasked Cushman & Wakefield to market the site. In early 2014, YIMBY reported that the assemblage has 362,300 square feet of development rights, and according to the Daily News, Pink Stone expects to sell it for more than $170 million. Handel Architects was the architect of record for the old plans.

More Renderings for Gansevoort Street Redevelopment in the Meatpacking District

Last week, neighbors in the Meatpacking District expressed their dissatisfaction about plans to redevelop a row of low-slung commercial buildings on Gansevoort Street between Washington and Greenwich Streets, and the Villager offered a glimpse of how Aurora Capital hopes to transform the block. Now YIMBY can reveal a full set of renderings showing the developer’s vision for this prominent corner near the High Line.

Demolition Underway At 143 Fulton Street, Site Of 26-Story, 288-Key Hotel, Financial District

Last month, YIMBY brought you news of Tribeca Associates’ planned 26-story, 228-key hotel at 143 Fulton Street/26 Ann Street, in the Financial District, and now crews are prepping the existing three-story building for demolition, courtesy of a YIMBY reader. Retail space will be located on the first three floors in the 88,447 square-foot building, and SLCE Architects is the architect of record. The new building’s design has not yet been revealed.

A landlord accused of harassing his rent-stabilized tenants at another Lower East Side building has filed applications for a 10-story residential project at 255 East Houston Street.

29-Story, 249-Key Hotel Finally Rising At 6 Water Street, Financial District

In February of 2014, YIMBY reported on filings for a 29-story, 249-key hotel at 6 Water Street, in the Financial District, and later that year, revealed an on-site rendering of the project, which is being designed by Gene Kaufman. Courtesy of a YIMBY reader, photos confirm the building is finally rising, and it’s now one floor above street level. Rhode Island-based Magna Hospitality Group is developing, after acquiring the site from prolific hotel builder Sam Chang last year for $44.3 million. Signage indicates an anticipated completion date of this coming winter, though that would seem unlikely.

Permits Filed: 100 East Broadway, 14-Story Office Building in Chinatown

The shell of a gas station at 100 East Broadway has sat empty for six years near the entrance to the Manhattan Bridge in Chinatown. Now a 14-story office and medical building will rise on the block-long corner lot between the bridge, Division Street, Pike Street and East Broadway.

Fulton Transit Center’s Retail Will Finally Open in the Fall

When the Fulton Transit Center opened last November, glowing reviews celebrated its 53-foot-wide oculus while lamenting its $1.4 billion price tag, which had doubled since the project’s inception several years before. Now, spokespeople from Westfield and the MTA tell YIMBY that retail will begin opening in the fall and continue through 2016. There will be about 20 stores ranging from retail and service providers to eateries and full service restaurants.

New Rendering & First Look At Interiors For DDG’s 12 Warren Street, in Tribeca

Since then, construction has made major headway, a teaser site has gone live, and now a tipster has sent along a new exterior of the building, as well as the first interior.

Excavation Work Imminent At 80 Essex Street, Site of 24-Story, 195-Unit Mixed-Use Building On LES

At the beginning of the year, YIMBY revealed the first few buildings in the Essex Crossing development on the Lower East Side, including the 24-story, 195-unit mixed-use building planned at 115 Delancey Street/80 Essex Street. In the spring, demolition was underway to remove the old Essex Street Market building, and now excavation appears imminent, per Bowery Boogie. Handel Architects is designing, and a Regal movie theater, the Essex Street Market, and an urban farm will occupy the building’s base. Completion is expected in 2018.
