A five-story co-op building in TriBeCa will be growing by two stories, thanks to approval from the Landmarks Preservation Commission at its public hearing on Tuesday.

Last fall, YIMBY brought you the first partial renderings of Cape Advisor’s planned 12-story, 23-unit condominium building at 30 Warren Street, in TriBeCa, and this past Christmas, the New York Times revealed a complete rendering. Being designed by Post-Office Architetes, the project will have units ranging from one- to three-bedrooms, measuring roughly 1,000 to 2,700 square feet, respectively. Eight of the condos will feature private outdoor space. Additionally, retail space will measure 5,578 square feet on the ground floor, and completion is expected in the summer of 2017. An existing five-story, block-long building will have to be demolished.

19-Story, 300-Key CitizenM Hotel Rises At 185 Bowery, Lower East Side

Early last year, an on-site rendering was posted of Rinaldi Group’s planned 19-story, 300-key CitizenM hotel at 185 Bowery, located near the corner of Delancey Street on the Lower East Side. Today, the construction is moving forward following a period of no activity, according to Bowery Boogie. Rebar can be seen poking up above the construction fence and crews are likely pouring concrete for the ground and below-grade levels. Once complete, the 99,433 square-foot building will feature hotel rooms averaging roughly 250 square feet apiece, a ground-floor café, and a rooftop terrace/bar. A 3,383 square-foot public plaza will front Bowery, and Stephen B. Jacobs Group is the architect of record. Completion is expected in late 2016.

This year marked the 50^th anniversary of the New York City landmarks law, which empowered the Landmarks Preservation Commission to designate landmarks and historic districts in the five boroughs. With 2015 coming to an end, we thought it would be a good time to review what the commission has protected this year. Six individual landmarks and four historic districts were designated, adding up to protection for over 2,000 more structures.

Seven-Story Office Building Planned at 134 Wooster Street in SoHo

New office buildings are a rarity in SoHo, because a combination of landmarking and incredibly high property values normally push developers to build condos if they want a return on their investment. But one builder has bucked the trend and filed plans for a seven-story office building at 134 Wooster Street, between Houston and Prince Streets.

After the local community board shot down plans for a 30-unit condo at 111 Leroy Street in the West Village in February, Property Markets Group has scaled down the size of their project between Hudson and Greenwich Streets. The developer filed applications yesterday for a 10-story condo building and five townhouses.

Two-Story Movie Theater Conversion Underway At 7 Ludlow Street, Lower East Side

Property owner Alexander Olch is currently converting the former warehouse at 7 Ludlow Street, on the Lower East Side, into a two-story, two-screen movie theater, according to Bowery Boogie. The 8,853 square-foot theater, dubbed the Metrograph, will include a bookshop, a café, a lounge, and a restaurant, DNAinfo reports. Work is now focused on the interior of the structure and opening is currently slated for February 19, 2016. Daniel Margulies’ Garment District-based Margulies Houlzki Architecture is the architect of record.

45-Unit Mixed-Use Redevelopment Planned At 150 Rivington Street, Lower East Side

Cogswell Realty has filed exploratory plans for a 45-unit mixed-use redevelopment of the former Streit’s Matzo Factory, at 148-154 Rivington Street, on the Lower East Side, DNAinfo reports. Plans of the mixed-use project surfaced over the summer, and in October, the developer filed permits to demolish the upper five floors of the six-story structure at 150 Rivington. Filings indicate further demolition work will occur. The redeveloped structure would boast condominium units, a single retail unit, and 26 storage units. Permits have not yet been officially filed with the Department of Buildings.

Reveal For Redesigned 11-Story, 94-Unit Mixed-Use Building At 196 Orchard Street, Lower East Side

Earlier this year, YIMBY revealed the initial design for a 10-story, 83-unit mixed-use building at 196 Orchard Street, on the Lower East Side, but now Magnum Real Estate Group and Real Estate Equities Corporation have made changes to the project. The Real Deal reports an 11-story, 94-unit structure is now planned. Ismael Leyva remains the design architect, while Incorporated Architecture & Design is designing the interior. Units will be condominiums, ranging from studios to three-bedrooms, and a 30,000 square-foot Equinox gym will be located on the ground and second floors. Over the last few months, demolition of the site’s low-rise predecessors has wrapped up, and excavation equipment has arrived. Completion is expected in the second half of 2017.

Investor Purchases Stake At Planned 14-Story, 156-Key Hotel & Retail Conversion At 86 Trinity Place, FiDi

Clarion Partners has purchased a 70 percent stake in the vacant 14-story, 182,000 square-foot American Stock Exchange Building at 86 Trinity Place, in the Financial District. Clarion payed $105 million to GHC Development, and the developer plans to convert the former office building into commercial-retail and a 156-key hotel. Retail space will be located from the ground floor through the fifth floor, while the hotel will be located on the upper floors. A restaurant will be built on the sixth floor. The building’s floor area will technically be expanded, thanks to expansions on the fourth floor, the addition of a fifth floor, and enlargements towards the top of the building. David Nicholson’s Hell’s Kitchen-based SBLM Architects is the architect of record. [The Real Deal]
