Facade Modification Proposed for Historic 9-19 Ninth Avenue, Meatpacking District

New renderings have been released for a proposed facade modification of the historic Restoration Hardware building at 9-19 Ninth Avenue. These images have been included in part of a proposal package submitted to the Landmarks Preservation Commission, and will be reviewed by the LPC later today. The Aurora Capital Associates owned site, in the heart of the Meatpacking District, currently features a steel screen-wall facade with art glass on the upper floors of the brick building. The new design, by Backen Gillam Kroeger Architects, is looking to bring a more symmetrical look to the structure through the renovation.

Demolition Permits Filed for 185, 187, and 189 Grand Street, Little Italy, Manhattan

Demolition permits have been filed for the home of the Italian American Museum, who operate out of 185, 187, and 189 Grand Street in Little Italy, Manhattan. However, this is not a disappointment for the institution. They had been trying to sell their current location for years, on the condition that they are provided with rent-free space within the replacement. They were finally successful in February 2017, when their buildings were purchased for $14.8 million by Oved Group and Nexus Building Development Group.

New York YIMBY’s 2018 Construction Report: New Building Applications Finally Stabilize After Two Years of Massive Drops

Last year, YIMBY’s pipeline report showed a dramatic decrease in new building filings, with 2015’s multi-family count of 32,702 units falling precipitously, to 19,356 in 2016. Fortunately, the hemorrhaging of pipeline additions has nearly come to a complete stop, and 2017 saw filings for 19,180 multi-family units, a drop of under one percent. Construction Update, New Renderings for 150 Rivington Street, Lower East Side, Manhattan

A new seven-story residential building is starting to rise above its townhouse neighbors on the Lower East Side of Manhattan. 150 Rivington Street is located in a quiet spot of the bustling neighborhood, three blocks away from the Delancey-Essex Street Subway Station, serviced by the F, J, M, and Z trains. Cogswell Lee Development will be responsible for the development, which replaces the old Streitz Matzo Factory.

24 2nd Avenue Nears Completion in the East Village, Manhattan

A new mixed-use condominium building is racing toward completion in the East Village of Manhattan. 24 2^nd Avenue has topped out at the 10^th story, with nearly all window installation now complete. Permits were filed for the structure in mid-2015, replacing East Village’s last gas station. AORE Capital is responsible for the development.

Delancey Street Associates has closed a deal for funding the construction of 180 Broome Street, on the Lower East Side. The capital comes from Wells Fargo and M&T Bank, along with equity from DSA and Goldman Sachs Urban Investment Group. The loan secures $200 Million out of the projected total construction cost of $300 million. Essex Crossing is being developed by Delancey Street Associates, which is comprised of BFC Partners, L+M Development Partners, Taconic Investment Partners, and Goldman Sachs.

Why New York City’s Rapidly Rising Snowfall Totals Are No Holiday Miracle

When “White Christmas” was written in 1942, Irving Berlin had good reason to yearn for the snows “just like the ones [he] used to know.” Measurements of the white stuff in Manhattan had been slumping since the late 1800s, with the 15-year rolling median of 35.5 inches from 1884 falling to a mere 15.6 inches by the year of the song’s release, and then plunging further, to only 13.4 inches in 1998-99. What has followed is nothing short of a holiday miracle: in the subsequent eighteen years, snowfall has increased in an unprecedented fashion across much of the Northeastern seaboard, with the rolling median at Central Park now reaching 40 inches. With New York City’s median recent snowfalls tripling in a matter of two decades and surpassing totals at the end of the Little Ice Age at the same time that temperatures have continued to warm, it is time for the city’s inhabitants to ask why exactly this is happening, and consider the practical implications that a rapidly-shifting climate will have on real estate.

54-Story Tower at 23 Park Row Begins to Rise Above Street Level, Financial District

The last time YIMBY reported on progress at 23 Park Row, on the northern edge of the Financial District directly across from City Hall Park, excavation work had mostly wrapped, and foundation pouring had just begun. Four months later, concrete for the base of the soon-to-be 54-story tower has mostly wrapped, and formwork has breached street level, signaling the skyscraper’s rise is about to begin in earnest.

It’s been more than two years since we’ve heard any news about 456 Greenwich Street, a large eight-story hotel development that’s been inactive since the extant structures were demolished. The silence was broken Friday, December 22^nd, when Caspi Development, Mactaggart Family & Partners, and Barone Management celebrated the official groundbreaking in Tribeca.

Back in August, YIMBY reported on apparent progress on the site of the Vehicle Security Center and future Ronald O. Perelman Performing Arts Center, on the site of the old temporary PATH Station. Unfortunately, while steel began to rise as summer turned to fall and reached street-level by November, December has seemingly brought a freeze to the pace of progress.
