Demolition is about to get underway at 80 West Broadway, the site of a 14-story mixed-use building in Tribeca, Manhattan. Designed by COOKFOX and developed by Astral Weeks for AW Tribeca Holding, the 145-foot-tall structure will span 90,147 square feet and yield 25 condominium units with an average scope of 2,973 square feet. The project will also include 15,813 square feet of commercial space, a cellar level, and a rooftop terrace, according to permits filed in December. The 5,054-square-foot property is located at the northwest corner of West Broadway and Warren Street.

40 Exchange Place Readies for 382-Unit Office-To-Residential Conversion in Financial District, Manhattan

Work is about to begin on the office-to-residential conversion of 40 Exchange Place, a 20-story commercial building in Lower Manhattan’s Financial District. Designed by Tuller McNealus Feld and developed by GFP Real Estate, the project will repurpose the structure’s 300,000 square feet into 382 rental apartments. The project will also include ground-floor retail space. A portion of the residential offering will be dedicated to affordable housing. The property is located at the intersection of Exchange Place and William Street.

Perplexity Signs New Lease Spanning 22,000 Square Feet at 841, 853 Broadway in Union Square, Manhattan

AI company Perplexity has expanded its office footprint in Manhattan’s Union Square, signing a new lease that brings its total occupancy to 22,000 square feet across 841 and 853 Broadway. The company, which initially leased the entire fourth floor of 853 Broadway in June, has now secured the fourth floor of the adjoining 841 Broadway, also known as the Roosevelt Building. The Feil Organization, owner of both buildings, will remove the dividing wall to create a contiguous full-floor office space. The properties are located between East 13th and 14th Streets, just south of Union Square Park.

Financing Secured For Campos Plaza II Renovation In East Village, Manhattan

The New York City Housing Authority (NYCHA) has closed on $92.5 million in financing for the renovation of Campos Plaza II, a two-building residential development in Manhattan’s East Village. The project, part of NYCHA’s Permanent Affordability Commitment Together (PACT) initiative, will modernize 224 apartments housing more than 450 residents. Development partners L+M Development Partners, Type A Projects, and Henge Development will lead the rehabilitation.

Renderings Reveal All-Affordable Housing Tower at 50–58 Cliff Street in Manhattan’s Financial District

Preliminary renderings have been revealed for 50–58 Cliff Street, a planned 24-story all-affordable residential tower on the border of Lower Manhattan’s Financial District and Seaport District. Designed by Dattner Architects and developed in a joint venture between the property owner Trinity Church and Settlement Housing Fund, the structure is slated to yield 120 below-market rental units, with 18 dedicated to formerly homeless individuals. The nearly $70 million project would also include ground-floor social services. The 6,000-square-foot property is located near the corner of Cliff and Fulton Streets.
