91-Story, 275-Unit Residential Tower Now Planned At 125 Greenwich Street, Financial District

Over the summer, YIMBY revealed the latest renderings for the planned 1,000-foot-plus residential tower at 125 Greenwich Street (a.k.a 22 Thames Street), in the Financial District. Permits with the Department of Buildings have yet to depict such tower, but filings with the Attorney General’s office offer a more accurate description of what’s planned. According to The Real Deal, the building will stand 91 stories above street level. It will have 275 condominium units spread across 306,312 square feet of residential space. Specifically, the units will range from studios to three-bedrooms, with the largest unit measuring 3,625 square feet. Michael Shvo, Vector Group, and Bizzi & Partners are developing the tower and Rafael Viñoly Architects is designing it. The floor layouts suggest the final design has yet to be revealed, although foundation work is currently underway. Completion is expected in 2018.

Landmarks Approves Changes to 1 Wall Street to Allow for Residential Conversion

A big change for a Lower Manhattan landmark is one step closer to becoming a reality. On Tuesday, the Landmarks Preservation Commission approved modifications to 1 Wall Street, paving the way for its conversion from bank headquarters to residential condominiums with ground-floor retail.

World Trade Center Transportation Hub To Open In March, Financial District

YIMBY last reported on the World Trade Center Transportation Hub last July, when the ribbed structure’s exoskeleton was complete, the glass skylight was going in, and interior work was the focus. Now, the transit center, dubbed the Oculus, is expected to officially open in early March, Curbed NY reports. The $3.9 billion creation was designed by Santiago Calatrava and will serve as the terminus for World Trade Center-bound PATH trains, and connection points for the A, C, E, J, Z, R, 1, 2, 3, 4, and 5 subway lines, multiple MTA buses, and ferry service. In addition, 365,000 square feet of retail space, managed by Westfield Corp., is in the works within the transit hub alone.

Media Companies Back Out Of Anchoring Bjarke Ingels-Designed 2 World Trade Center, Financial District

Last summer, News Corp. and 21st Century Fox signed a letter of intent to lease 1.3 million square feet in the Bjarke Ingels Group-designed 2 World Trade Center (a.k.a. 200 Greenwich Street), in the Financial District. It was never a contract that bounded the media companies to the space, and last week they decided not to make the move, Bloomberg Business reported. The two businesses will extend their leases through 2025 at their current headquarters at 1211 Sixth Avenue and 1185 Sixth Avenue, in Midtown. The fate of both Bjarke Ingels’ latest design and Norman Foster’s original design are unknown. The foundation for Foster’s tower, a 2.8-million square-foot, 80-story office building, has already been already built.

Developer Moves Forward With 12-Story, 108-Unit Mixed-Use Project At 89 Avenue D, East Village

In the beginning of 2015, YIMBY reported on filings for a 12-story, 108-unit mixed-use building at 79-89 Avenue D, in the Alphabet City section of the East Village, and now DNAinfo reports the development is moving forward. Earlier this month, Rite Aid was the final tenant to move out of the property assemblage, and within the past few days, L+M Development Partners filed demolition permits to raze the single-story retail buildings. The project will include 22 affordable residential units as well as 7,693 square feet of ground-floor retail. Also, all the residential units will be rentals and should average 821 square feet apiece. GF55 Partners is the architect of record.

14-Story, 221-Key Hotel Renovation At 11 Howard Street To Be Delivered This Spring, SoHo

Aby Rosen’s RFR Realty is planning to open their newly renovated, 221-key boutique hotel at 11 Howard Street, in SoHo, this March. According to the Wall Street Journal, the developer has partnered with several nonprofit groups, including Global Poverty Project and Conscious Commerce, and will give away a percentage of revenue earned from each booking to the charities. The 14-story building will also have a restaurant on the ground floor headed by French chef Stephen Starr. Beyer Blinder Belle is the architect of record, and Walter Radtke’s MGA Architecture headed the design of the restaurant, per filings.

Updated Look At 14-Story, 46-Unit Residential Project At 70 Vestry Street, TriBeCa

Last summer, YIMBY revealed the first rendering of Related Companies’ planned 14-story, 46-unit residential project at 70 Vestry Street, in TriBeCa. Changes have since been made to the design, and Curbed NY was the first to publish an updated image of part of the exterior, which will be clad in French limestone. Robert A.M. Stern Architects is designing, with Ismael Leyva Architects serving as the architect of record, and Daniel Romualdez responsible for the interiors. Last September, the developer secured $200 million in construction loans, and completion of the 154,019 square-foot project is expected in early 2018.

New Renderings for Bjarke Ingels-Designed 76 Eleventh Avenue, HFZ’s Meatpacking Skyscrapers

Back in November, YIMBY posted the first renderings for 76 Eleventh Avenue, which is being developed by HFZ Capital. Now, we have a new set of images for the project, which is being designed by Bjarke Ingels Group. They show major tweaks to the formerly jigsaw-like design, and accompanied EB-5 materials for the project sent to YIMBY.

Loan Secured For 13-Story, 151-Unit Condo Conversion At 346 Broadway, TriBeCa

YIMBY detailed in November of 2014 the initial Landmarks Preservation Commission (LPC) hearing on the residential conversion of the former New York Life Insurance Company building at 346 Broadway (a.k.a. 108 Leonard Street), in Tribeca. The 13-story, 427,000 square-foot building is an individual and interior landmark, and is listed on the U.S. National Register of Historic Places. A month after the hearing, the LPC approved the changes that would including making the structure’s clock tower part of a penthouse and for the clock to run electronically, the WSJ reported. Last week, according to Commercial Observer, the Peebles Organization and Elad Group landed a $334 million construction loan for the project, which would convert the former office building into 151 condominium units. Additionally, a community facility and retail space will measure 7,210 and 2,200 square feet, respectively. Beyer Blinder Belle is designing the conversion.

What Notable NYC Buildings Were Demolished in 2015?

In 2015, New York’s landmarks law turned 50 years old. Events and discussion panels were held across the city throughout the year. The Museum of the City of New York held the commemorative Saving Place exhibit. As YIMBY reported, six individual landmarks and four historic districts were designated during this period. However, last year also saw its fair share of demolitions. Here, we look back at a small selection from the dozens of buildings that met the wrecking ball over the course of 2015. These eight structures range from architectural masterpieces to eyesores and span across a variety of decades, styles, and uses – as diverse as the Big Apple’s built environment itself.
