A deteriorating piece of Greenwich Village dating back to the time of President Andrew Jackson will be demolished. On Tuesday, the Landmarks Preservation Commission approved a proposal for a new building at 327 Bleecker Street.
The Brooklyn-based development and design firm Barrett Design has filed applications for a seven-story, five-unit mixed-use building at 3 East 3rd Street, on the western end of the East Village, a few steps from Bowery. The new building will measure 17,520 square feet. It will host 3,135 square feet of retail space across the cellar, the ground floor, and an upper mezzanine level. There will be full-floor residential units on the second through fifth floors, followed by a duplex penthouse on the sixth and seventh floors. The penthouse will sport an exclusive roof terrace. Private residential storage space will be available to all units. Averaging 2,101 square feet apiece, the apartments will very likely be condos. The 40-foot-wide, 3,055-square-foot lot is occupied by a three-story commercial building. Permits were filed in August to demolish it.

YIMBY wouldn’t ordinarily cover the design for a restaurant interior, but one coming Financial District eatery is a special case. Last Tuesday, the Landmarks Preservation Commission approved a proposal for Japanese Chef Nobuyuki “Nobu” Matsuhisa’s new outpost at 195 Broadway.
Developer Samy Mahfar has withdrawn an application to rezone a stretch of East Houston Street, on the Lower East Side, which would have introduced a commercial overlay for the targeted area, allowing for commercial-retail space to be built at street level, the Lo-Down reported. That means Mahfar’s planned 13-story, 63-unit mixed-use project at 255 East Houston Street won’t have ground-floor retail space. Instead, the developer plans to move forward with an as-of-right project featuring leasable community facility space. It’s unclear if withdrawing from the city’s Uniform Land Use Review Procedure (ULURP) changes the residential portion in any way. Twenty percent of the apartments (13 units) were set to be rented at below-market rates through the affordable housing lottery. Filings at the Buildings Department haven’t been amended since plans were first filed for a 10-story, 53-unit structure. The Stephen B. Jacobs Group is the architect. Demolition has commenced on the existing four-story building.
