City Hall Park’s Development Boom In Full Swing as Both 25 Park Row and 1 Beekman Street Now Rising, Financial District

Construction is moving along quickly for two new towers on City Hall Park. The park is one of just three major public outdoor areas in the Financial District, making any development around it particularly important. The buildings photographed for this article are 25 Park Row and 1 Beekman Street, which will add a combined 142 new condominiums and nearly 67,000 square feet of commercial space to the neighborhood.

Leasing Nearly Complete at 180 Water Street, Financial District

The recently completed office-to-residential conversion of 180 Water Street has officially leased 95% of its residential units. Located in the Financial District, the Metro Loft-developed property only has 25 vacant apartments remaining.

Streitz Matzo Factory-Replacing 150 Rivington Street Tops Out on Lower East Side

Construction at 150 Rivington Street on Manhattan’s Lower East Side has moved along quickly. YIMBY last reported on the site’s progress in January, when the structure was just two stories high. Now, the building has topped-out, at seven stories. Cogswell Lee Development is responsible for the project, which replaces the former Streitz Matzo Factory.

Today, YIMBY has the first close-up of 90 Morton Street’s ongoing transformation, in the West Village. The building is five blocks away from the Houston Street Subway Station, and six blocks from the West 4^th Street Subway Station, putting it near most every subway line, or more exactly, the A, B, C, D, E, F, M, and 1 trains. Brack Capital Real Estate is behind the condominium conversion and expansion of the original pre-war structure, and Reuveni Real Estate will be handling sales, according to a new teaser website.

Construction Nears Finish Line, Sales Gallery Opens for 91 Leonard Street, Tribeca

Yet another new development in Tribeca is nearing the finish line, and work on the sales gallery for 91 Leonard Street has now wrapped. Toll Brothers City Living is responsible for the development, and the condominium building, known as 91 Leonard, will rise 19 floors and 210 feet to its rooftop.

Piet Boon-Designed Conversion of 101 Wall Street Complete, Financial District

Work at 101 Wall Street, in the Financial District of Manhattan, is just about complete. The property, formerly known as 99 Wall Street, was purchased by the Claremont Group in 2015, and has been undergoing a conversion from office to residential use.

Rooftop Views & Interior Update on Supertall 175 Greenwich Street, aka 3 World Trade Center, As Opening Day Approaches

Last week, YIMBY was taken on a tour of 175 Greenwich Street, aka 3 World Trade Center, visiting the rooftop, the terrace, and the lobby. The building, located in the heart of the Financial District, has made incredible progress, with the façade now complete save for windows connected to the exterior hoist. Interior work is also approaching the finish line.

Back in August, YIMBY reported on the first renderings for a new tower coming to 267 Broadway, in Tribeca. Plans call for the Gene Kaufman-designed building to stand a total height of 510 feet, and after substantial design revisions, we have another update revealing substantial changes since 2017.

Construction Resumes on The Ronald O. Perelman Performing Arts Center at the World Trade Center

Back in December, YIMBY reported that work had appeared to stall for The Perelman Performing Arts Center at the World Trade Center, in the Financial District. While things have appeared to remain in-stasis since then, news has now broken that Governor Cuomo has officially allowed construction of the new PAC. That means work should soon begin again on the site, and may partially explain the delays seen over the past few months.
