A joint venture of Broad Street Development and TPG Angelo Gordon has acquired 139 Franklin Street, a ten-story commercial structure in Tribeca, Manhattan, with the intention of converting it into a residential building. The 56,384-square-foot structure is currently occupied by a 74-unit self storage facility. The property is located at the corner of Franklin and Varick Streets.

80 Clarkson Tops Out in Manhattan’s West Village

Construction has topped out on 80 Clarkson, a two-tower residential complex along the Hudson River waterfront in Manhattan’s West Village. Designed by COOKFOX Architects and SLCE Architects and developed by Zeckendorf Development, Atlas Capital Group, and the Baupost Group, the project consists of 37- and 45-story structures standing 420 and 490 feet tall, respectively. The $1.25 billion development will span approximately 650,000 square feet and yield 112 condominium units, nearly 37,000 square feet of ground-floor retail space, and enclosed parking for 69 vehicles. The property is bounded by Clarkson Street to the north, West Houston Street to the south, the 17-story 570 Washington Street to the east, and West Street to the west.

Demolition has begun at 44 West 8th Street, the site of a six-story residential building in Greenwich Village, Manhattan. Designed by Idan Naor of Inworkshop Architecture for T30 Capital, the 74-foot-tall structure will span 28,846 square feet and yield five condominium units with an average scope of 3,733 square feet. The project will also include 3,237 square feet of ground-floor commercial space and 432 square feet of community facility space. The property is located between Sixth Avenue and MacDougal Street.

Ridge Street Apartments Secures Financing At 145 Broome Street on Manhattan’s Lower East Side

Developers have secured financing for The Ridge Street Apartments, a 16-story affordable senior housing building at 145 Broome Street on Manhattan’s Lower East Side. Designed by Handel Architects and developed by Grand Street Guild, Catholic Homes of New York, and the New York City Department of Housing Preservation and Development (HPD), the structure will yield 190 100-percent affordable units in studio, one-, and two-bedroom layouts. The bulk of the homes will be available for seniors aged 62 and older earning up to 50 percent of the area median income, with 30 percent reserved for formerly homeless seniors aged 55 and older. The property is located between Ridge and Attorney Streets.
