45 Broad Street Supertall Remains On Hold in Financial District

Next up in our Turkey Week tour of stalled projects is 45 Broad Street, a 1,115-foot-tall residential skyscraper planned to become the tallest such structure in the Financial District. Designed by CetraRuddy and developed by Madison Equities and Gemdale Properties, the slender tower is most notable for its Art Deco-style appointments and sloped ornamental crown. Pizzarotti was formerly involved in the development of the project. It was announced earlier this year that 45 Broad Street will also have a slight height reduction of 80 feet to meet Federal Aviation Administration guidelines, according to the city’s Department of Buildings.

125 Greenwich Street Remains Stalled in Financial District

YIMBY’s Turkey Week update of stalled projects turns next to 125 Greenwich Street, a 912-foot-tall residential skyscraper that has been sitting quiet in the Financial District for most of 2020. Designed by Rafael Vinoly and developed by Bizzi & Partners and Vector Group, the 88-story structure will yield 273 residential units with interior design by March & White and sales and marketing handled by Douglas Elliman. Plaza Construction is the general contractor for the project.

Seaport Residences Indefinitely Halts Construction in Financial District

YIMBY’s Turkey Week tour of stalled projects continues with Seaport Residences, a 60-story residential skyscraper formerly known as One Seaport at 161 Maiden Lane in the Financial District. Designed by Hill West Architects and developed by Fortis Property Group LLC with Ray Builders serving as the contractor, work has been on hold for the 670-foot-tall tower, which as planned would bring 200,000 square feet of residential space to the South Street Seaport District. Groves & Co is the interior designer for the 80 units, which are being managed by Douglas Elliman Development Marketing.

Leasing Launches for 111 Varick Street in Hudson Square

The sleek, black residential building at 111 Varick Street is nearing completion in Hudson Square. With occupancy expected before the end of the year for the ground-up, 30-story rental tower, marketing has launched the development’s website and first batch of listings. 111 Varick is developed by Extended and designed by S9 Architecture. Compass Development Marketing Group is the exclusive leasing and marketing agent for the 100 residences, a mix of studio, one-, and two-bedroom units. Pricing will begin at $4,000 per month for studio apartments.

Construction on 45 Park Place Remains Stalled in Tribeca

YIMBY’s Turkey Week tour of stalled projects continues with 45 Park Place, a 667-foot-tall residential skyscraper in Tribeca. Designed by SOMA Architects with Ismael Leyva Architects as the executive and residential architect, the 43-story tower has been on hold since late 2019. Sharif el-Gamal of Soho Properties is developing the project, with Piero Lissoni serving as the interior designer. 45 Park Place is located between Church Street and West Broadway, just to the north of the border with the Financial District. Permasteelisa Group and Vidaris are the façade consultants.

Monarch Butterfly Sanctuary and Office Building to Break Ground at 23-35 Cleveland Place in Little Italy

Developers are one step closer to breaking ground on a new eight-story office building in the Little Italy section of Manhattan following a positive review of an Environmental Assessment Statement by the New York City Department of City Planning. Located at 23-35 Cleveland Place, the structure will reportedly support a sanctuary and breeding ground for monarch butterflies on the roof of the building.

Construction Tops Out on Google’s St. John’s Terminal Building in Hudson Square

This week, Turner Construction hoisted the final steel beam into place on St. John’s Terminal, Google’s 1.3-million-square-foot addition to its Hudson Square campus at 550 Washington Street. Designed by COOKFOX Architects and developed by Oxford Properties Group, the 12-story building spans two full city blocks, with 100,000-square-foot floor plates, a rare scope for commercial buildings in Manhattan.

LPC Reviews Proposals to Renovate Historic Façade at 538-540 East 11th Street in the East Village

The Landmarks Preservation Commission is reviewing proposals to renovate and refurbish the façade of a historic bath house in Manhattan’s East Village. The property is located at 538-540 East 11th Street and today operates as Bath House Studios, a professional photography studio and events space.

Closing are now underway at Greenwich West, a new condominium property in Hudson Square, Manhattan. Located at 110 Charlton Street, the building is designed by Francoise Raynaud of Loci Anima and Adamson Associates and features 170 loft-style residences.

City Proposals to Rezone SoHo and NoHo Under Further Review in Environmental Assessment Statement

An Environmental Assessment Statement released by the NYC Department of City Planning reveals how proposals to rezone Manhattan’s SoHo and NoHo neighborhoods could permanently alter the area. The actions aim to expand allowable residential density for multifamily buildings, spur the construction of income-restricted and permanently affordable housing, and increase available community facilities. If approved, the upzone could spur the development of more than 3,200 new apartment units, 108,000 gross square feet of retail space, and 35,000 square feet of community facilities. Estimates for residential development include up to 940 affordable apartment units.
