One Madison Avenue’s New Glass Curtain Wall Begins Installation in Flatiron District, Manhattan

The new glass curtain wall has begun installation on One Madison Avenue, a 27-story commercial building in the Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the National Pension Service of Korea, and Hines, the project involves the gut renovation of an eight-story structure and the construction of a new steel-framed addition above its parapet, and will yield 1.4 million square feet of office space and ground-floor retail. NYC Constructors is building the expansion and AECOM Tishman is the construction manager for the property, which occupies a full block at the southeast corner of Madison Square Park between Madison Avenue, Park Avenue South, East 23rd and 24th Streets.

City officials are now reviewing proposals to construct an eight-story mixed-use building at 1404 Willow Avenue in Hoboken, New Jersey. Designed by MVMK Architecture and developed by Advance Realty, the building will replace an existing Hertz rental car facility with two ground-floor retail spaces and 52 rental apartments.

Curtain Wall Installation Underway at 312 West 43rd Street in Midtown, Manhattan

Curtain wall installation has begun on 312 West 43rd Street, a 33-story residential building on the southern border of Hell’s Kitchen in Midtown, Manhattan. Designed by Handel Architects and developed by National Real Estate Advisors and Taconic Partners, which leased ground rights from the 1199SIEU Health Care Workers Union for a term of 99 years, the structure will yield 330 rental units, 28,000 square feet of amenities, and two floors of retail space. DeSimone Consulting Engineers is the structural engineer and Triton Construction is the general contractor for the project, which is located between Eighth and Ninth Avenues, near Times Square.

1515 Surf Avenue Continues its Ascent in Coney Island, Brooklyn

Construction is rising on 1515 Surf Avenue, a two-tower residential complex in Coney Island, Brooklyn. Designed by Studio V Architecture and developed by LCOR, the project consists of 26- and 16-story structures that will span 470,000 square feet and yield 461 units, with 139 designated for affordable housing, as well as 11,000 square feet of ground-floor retail space. Surf Avenue L/CAL LLC is the owner and LRC Construction is the general contractor for the property, which rises from a 1.5-acre plot bound by Surf Avenue to the south, West 15th Street to the east, and West 16th Street to the west.

The Newark Office of Planning and Zoning has approved proposals to construct a 45-story residential skyscraper at 571 Broad Street in New Jersey. Designed by INOA Architecture for developer Israel Weiss of Oceanview Capital Management, the building will debut as Arc Tower and top out at 520 feet above ground, making it Newark’s tallest structure.

Neptune/Sixth Rises Above Street Level at 532 Neptune Avenue in Coney Island, Brooklyn

Construction is rising on 532 Neptune Avenue, a three-tower residential complex within the Neptune/Sixth master plan in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Cammeby’s International Group and Rybak Development, the project consists of a pair of 19-story structures and a 20-story building rising from a two-story podium. The development will yield 499 rental units in studio to three-bedroom layouts spread across 758,600 square feet with 95,000 square feet of amenities, as well as 40,000 square feet of ground-floor retail space, around 21,000 square feet of community facilities, and 535 parking spaces. Thirty percent of the apartments will be set aside for affordable housing. Rybak Development is the general contractor for the property, which is located at the southeast corner of Neptune Avenue and West 6th Street.

First Proposed Housing Development Following Soho/NoHo Rezoning Revealed for 277 Canal Street in Manhattan

United American Land has revealed plans to construct a new mixed-used property at 277 Canal Street, the first project to be announced following passage of a controversial neighborhood rezoning of more than 55 city blocks across Soho and NoHo. Designed by Morris Adjmi Architects, the proposed building will top out at 13 stories and comprise a mix of market-rate rentals, affordable housing units, and retail on the lower levels. The property is located at the convergence of Soho and Chinatown on the northeast corner of Canal Street and Broadway, and currently houses a bank, a gym, and several small-box retail businesses.

Renderings from BILD NY Architecture are the first to reveal a new residential expansion project at 1188 President Street in Crown Heights, Brooklyn. The existing property, constructed around 1920, stands two stories tall and houses a small ground-floor deli and five rental apartments. The expansion will add a three-story volume above, and several neighboring properties along President Street and Nostrand Avenue.

Façade Work Continues on BIG’s One High Line at 500 West 18th Street in Chelsea, Manhattan

Façade installation continues on One High Line, a two-tower mixed-use complex at 500 West 18th Street in Chelsea, Manhattan. Designed by Bjarke Ingels Group and developed by Witkoff Group and Access Industries, the 900,000-square-foot project consists of 36- and 26-story towers rising from a shared podium and will yield 236 condominium units, a hotel component, ground-floor retail space, and a public plaza. Witkoff purchased the property, formerly known as The XI, in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital to complete the once-stalled development. Suffolk Construction is the new general contractor, Enzo Enea is the landscape architect, and Corcoran Sunshine Marketing Group is handling sales and marketing for the project, which is alternately addressed as 76 Eleventh Avenue and stands adjacent to the High Line on a plot bound by West 18th Street to the north, West 17th Street to the south, Tenth Avenue to the east, and West Street to the west.
