Less Overhang Paves Way for Landmarks Approval of Mixed-Use Tower at 77 Greenwich Street

A 35-story mixed-use project in the Financial District can now go forward, thanks to approval from the Landmarks Preservation on Tuesday. The project is at 77 Greenwich Street (a.k.a. 42 Trinity Place) and needed LPC approval because it would cantilever over the Robert and Anne Dickey House, an individual landmark immediately to the south at 67 Greenwich Street (a.k.a. 28-30 Trinity Place). The changes to the design weren’t too dramatic and one of them was described as a “no-brainer” by the LPC chair.

Excavation Begins For Six-Story, Eight-Unit Mixed-Use Project At 42-43 27th Street, Long Island City

In December of 2014, YIMBY reported on filings for a six-story, eight-unit mixed-use building at 42-43 27th Street, in the Queens Plaza section of Long Island City. Then in the spring of 2015, the single-story occupant was demolished. Now, The Court Square Blog reports that excavation work is underway and a schematic drawing of the new building is posted on-site. Chang Hwa Tang’s Flushing-based Tan Architect is responsible for the design of the 9,372-square-foot project. There will be 1,450 square feet of ground-floor retail space and the residential units should average a rental-sized 694 square feet apiece. Xi Zhao, doing business as a Rego Park-based LLC, is the developer. Completion is expected in the summer of 2017.


133-55 41st Avenue

Developer Files For 10-Story, 232-Unit Affordable Mixed-Use Project At 133-55 41st Avenue, Flushing

Back in April 0f 2015, the Department of City Planning selected Brooklyn-based Monadnock Development to build an all-affordable residential building with commercial space at the parking lot at 133-45 – 133-55 41st Avenue, in Downtown Flushing. Now the developer has filed applications for the project, which will rise 10 stories and contain 232 residential units. The new building, dubbed One Flushing, will encompass 286,193 square feet, and ground-floor commercial-retail and community facility space will total 28,864 and 13,872 square feet, respectively. Apartments will begin on the second floor and should average 792 square feet apiece.

37-11 103rd Street

Two Four-Story, Four-Unit Mixed-Use Buildings Filed At 37-11 103rd Street, North Corona

Queens-based property owner Choi Yui Chan has filed applications for two four-story, four-unit mixed-use buildings at 37-11 – 37-15 103rd Street, in North Corona, located two blocks north of the 103rd Street – Corona Plaza stop on the 7 train. Each of the new structures will measure a total 8,048 square feet and include 1,317 square feet of ground-floor retail or restaurant space. Both buildings will have fifth-floor penthouses, with two units on the second floor and the other two units spread across the third and fourth floors. The apartments will average 1,040 square feet apiece, indicative of condominiums. Robert H. Lin’s Flushing-based A&T Engineering is the applicant of record. The site is currently occupied by two townhouses, for which demolition permits have not yet been filed.
