Brooklyn-based Abraham Wieder has filed applications for a six-story, eight-unit mixed-use building at 5601 13th Avenue, located on the corner of 56th Street in southern Borough Park, two blocks from the 55th Street stop on the D train. The structure will encompass 18,366 square feet, with 2,352 square feet to be used for retail space on the ground floor. An additional 2,962 square feet on the second floor will be for a community facility, and the residential units on floors three through six should average 1,116 square feet apiece, indicative of family-sized apartments. Brooklyn-based Asher Hershkowitz is the architect of record. Demolition permits were filed in February for the site’s existing two-story brick house.
Back in May of 2015, YIMBY revealed renderings of the planned eight-story, 36-unit mixed-use building at 24-12 42nd Road, located in the Queens Plaza section of Long Island City. Excavation work began at the site last summer, and now construction work is underway on the ground floor, The Court Square Blog reports. The structure will encompass 49,050 square feet, of which 4,328 square feet will be designated for ground-floor retail space. The residential units above will be condominiums and should average 817 square feet apiece. Amenities include private storage space, bike storage, an outdoor recreational area on the second floor, and a rooftop terrace. Ampiera Group is the developer, while Jon K. Yung’s Flushing-based MY Architect is behind the design. Completion can probably be expected in 2017.
Earlier this month, crews began construction on the vacant and dilapidating Edison Storage Battery Company Building – a six-story, 400,000-square-foot former nickel-iron battery factory – located at 177 Main Street, in West Orange, New Jersey. That’s in Essex County. The building is being converted into 330 rental apartments and 18,500 square feet of retail space, according to the New York Times. It’s the first phase of a 21-acre mixed-use mega-development, called Edison Village, being developed by Bloomfield, N.J.-based Prism Capital Partners, Dune Real Estate Partners, and Greenfield Partners. All of the building’s 800 windows will be replaced, as the exterior of the building is being restored to a historical standard. There will be 20 penthouse duplexes, and amenities include a pool and a fitness center.
Brooklyn-based Waterfront Property Management has filed applications for a five-story, 12-unit mixed-use building at 597 Marcy Avenue, in northern Bedford-Stuyvesant, located two blocks from the Myrtle-Willoughby Avs. stop on the G train. The structure will encompass 17,888 square feet, and will include 3,150 square feet of ground-floor retail space. There will also be 3,400 square feet of doctors’ offices on the second floor. The residential units will be located on the third through fifth floors, averaging 889 square feet apiece. Amenities include 3,454 square feet of recreational space in the cellar, in addition to storage space for 12 bicycles. Maspeth-based Genaro R. Urueta is the architect of record. Demolition permits were filed in 2014 to remove the existing single-story building.
General Growth Properties and Thor Equities have filed to expand, by five stories, the 20-story, 115,000-square-foot multi-use commercial building at 685 Fifth Avenue, located on the corner of East 54th Street, in Midtown. The property’s commercial square footage – 109,543 square feet – will remain the same, because a portion of the space on the lower levels will be utilized to build the vertical expansion. As a result, the structure will see an increase in height from 227 feet to 292 feet. Coach has already secured a lease to take 23,400 square feet of retail space on the first few floors for its new flagship store, The Real Deal reports. Midtown South-based Marin Architects is the architect of record. In June of 2014, GGP and Thor acquired the building for $460 million, and it was reported last November that Michael Shvo is in contract to acquire the building’s existing 90,000 square feet of office space for north of $100 million. It doesn’t appear the future office space on floors 21 through 25 was part of the deal with Shvo.
