7 West 57th Street Completes Construction on Billionaires’ Row in Midtown, Manhattan

Construction is complete on 7 West 57th Street, a 20-story residential building on Billionaires’ Row in Midtown, Manhattan. Designed by Hill West Architects and developed by The Soloviev Group, the 237-foot-tall structure yields 15 full-floor two-bedroom condominiums with marketing and sales led by Corcoran Sunshine Marketing Group. There are two model residences designed by Calvin Tsao at the property, which is located between Fifth and Sixth Avenues directly to the east of the 50-story SOM-designed 9 West 57th Street.

Joe Coffee Debuts Premiere Westchester Location at Stella Residential Tower in Downtown New Rochelle

Joe Coffee is the newest addition to the Stella, a 28-story residential tower at 10 Lecount Place in downtown New Rochelle. The retail store is the brand’s premiere location in Westchester and represents a strong period of growth and expansion for Joe Coffee, which currently operates 24 brick-and-mortar stores in Manhattan, Brooklyn, and Queens.

799 Broadway Completes Construction in Greenwich Village, Manhattan

Construction is complete on 799 Broadway, a 12-story commercial building in Greenwich Village. Designed by Perkins + Will and developed by Columbia Property Trust, the 182-foot-tall structure yields 180,000 square feet of office space marketed by JLL. Consigli Construction Co. served as the general contractor for the project, which is located at the intersection of Broadway and East 11th Street.

Merchants Capital Provides $104M for NYCHA Harlem River Houses Rehabilitation Project in West Harlem, Manhattan

Merchants Capital has provided $104 million in construction financing for a major rehabilitation project at Harlem River Houses and the adjacent Harlem River II Campus, collectively known as Harlem River Houses I and II. The New York City Housing Authority (NYCHA) public housing complex sits between 151st and 153rd Street, Macombs Place, and Harlem River Drive in Harlem.

Pilings and Excavation Continue at 625 Fulton Street in Downtown Brooklyn

Below-grade work is continuing to progress at 625 Fulton Street, the site of a planned 35-story tower in Downtown Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Rabsky Group, which closed on $450 million in construction financing from Madison Realty Capital, the building will yield 1,098 units, 26,000 square feet of retail space, and a parking garage for up to 250 vehicles. The project has gone through numerous design iterations since its conception, including work by Skidmore Owings & Merrill, and is located on a plot bound by Fulton Street to the south, Hudson Avenue to the west, Rockwell Place to the east, and the 34-story 80 DeKalb Avenue to the north.

Closings Underway for SHoP Architects’ 111 West 57th Street in Midtown, Manhattan

Closings have begun for the 46 condominium units within the main tower of 111 West 57th Street, a 1,428-foot residential supertall in Midtown. Designed by SHoP Architects and developed by JDS Development, Property Markets Group, and Spruce Capital Partners, the 84-story edifice stands as the world’s most slender building. Studio Sofield is the interior designer and The Corcoran Group is leading sales and marketing for the residences, which also include 14 homes within the restored Steinway Hall building in the podium. WSP is the structural engineer, RWDI consulted with the design of the 800-ton tuned mass damper, Jaros, Baum & Bolles is the MEP engineer, R&R Scaffolding Ltd. provided the building maintenance unit (BMU) sitting atop the crown, and BuroHappold Engineering is the façade consultant for the project, which is located between Sixth and Seventh Avenues on Billionaires’ Row.

Demolition Begins for Rolex Headquarters at 665 Fifth Avenue in Midtown, Manhattan

Demolition has begun on 665 Fifth Avenue, where Rolex is replacing its former 12-story International Style headquarters with a modern 21-story tower in Midtown. Designed by David Chipperfield Architects and developed by Rolex Realty Company LLC, the new building will feature office space and retail frontage. Howard I. Shapiro & Associates filed permits last summer for the project, which is located on an 11,050-square-foot parcel at the intersection of Fifth Avenue and East 53rd Street.

Brewery and Rock Climbing Gym Debut at Historic Walker House in Newark, New Jersey

Newark’s historic Walker House at 540 Broad Street is now home to a local brewery and a 22,000-square-foot indoor rock-climbing gym, the latest phase of a multimillion-dollar redevelopment plan led by LMXD, Prudential Financial Inc., and Goldman Sachs Urban Investment Group. Located in the heart of downtown, Newark Local Beer and Method Climbing + Fitness sit below 20 stories of rentals that debuted in 2020.

The XI Prepares to Resume Construction at 76 Eleventh Avenue in Chelsea, Manhattan

Construction is set to resume on The XI, with a revised completion date of “Winter 2024” posted for the stalled two-tower mixed-use project at 76 Eleventh Avenue in Chelsea. Designed by Bjarke Ingels Group and developed by 76 Eleventh Avenue Property Owner LLC, the twisting 26- and 36-story structures have stood topped out and unfinished since late 2019, when reports of trouble began to surface about the former developer, HFZ Capital Group. In late 2021, Steve Witkoff purchased the property in a foreclosure sale for $900 million and partnered with Access Industries and Monroe Capital, and it now appears that the project is back on track, with an updated board at the property listing Suffolk Construction Corporation as the new general contractor, replacing Omnibuild. The full-block site is located adjacent to the High Line and is bound by Tenth Avenue to the east, West Street to the west, West 17th Street to the south, and West 18th Street to the north.

Developers Secure $167.5M for Victoria Tower Residences at 233 West 125th Street in Central Harlem, Manhattan

Lam Group and Exact Capital Group have closed on a $167.5 million construction loan to refinance Victoria Tower Residences, a 26-story mixed-use rental property in Central Harlem. The building is located at 233 West 125th Street, a site formerly occupied by the historic Victoria Theatre.
