Margaritaville Resort at 560 Seventh Avenue Reaches Top Floors in Times Square

The Margaritaville Resort at 560 Seventh Avenue in Times Square has climbed to the pinnacle. Work on the curtain wall has also moved along quickly and is nearing the upper floors of the reinforced concrete superstructure. Designed by Stonehill & Taylor Architects and developed by Sharif El-Gamal of Soho Properties along with MHP Real Estate Services, the nearly $300 million project will help fulfill the booming demand for hotel space as tourism to New York City and areas like Times Square continues to rise. The 29-story tower is located at the corner of Seventh avenue and West 40th Street and will contain 234 rooms.

Window Installation Progresses at 232 East 54th Street in Midtown East

Window installation is underway at 232 East 54th Street, a topped-out residential building in Midtown East. Designed by Ismael Leyva Architects, the extruded square-shaped, reinforced concrete structure rises 420 feet tall and features a simple grid of windows on all four sides. Elk Investors was listed as the exclusive developer of the building, though ownership may have fully transferred to Mossanen Group and an LLC known as East 54th St. Properties, as per YIMBY’s previous updates on the construction site.

The Taystee Lab Building Tops Out at 450 West 126th Street in Manhattanville

The Taystee Lab Building at 450 West 126th Street recently topped out in West Harlem. The 11-story structure comprises 350,000 square feet and will eventually contain a mix of Class A office space and state-of-the-art lab facilities. The Janus Property Group is responsible for development of the building, while LendLease served as construction manager.

A developer known as 307 Kent Associates is in pursuit of zoning map amendments to facilitate the construction of a nine-story mixed-use building in Williamsburg, Brooklyn. Located at 307 Kent Avenue, the property is currently occupied by a long-running, multipurpose event space known as Villain.

One Boerum Place Nears 21-Story Parapet in Downtown Brooklyn

Construction on One Boerum Place in Downtown Brooklyn is getting close to topping out. The 21-story mixed-use condominium building is rising from a narrow triangular-shaped parcel bound by Boerum Place, Red Hook Lane, and Fulton Street. The project is designed by SLCE Architects and is being developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, which acquired a $165 million construction loan from Jutland Finance. The total cost is expected to be around $250 million.

Designed by Hill West Architects and developed by Slate Property Group, the glass- and metal-clad tower will contain a mixture of market-rate apartments, affordable housing, retail, and office space.

Tishman Speyer Confirms 530,000-Square-Foot Lease at The Spiral in Hudson Yards

Developer Tishman Speyer and Debevoise & Plimpton LLP have finalized negotiations for a massive 530,000-square-foot office at 66 Hudson Boulevard, aka The Spiral. The global law firm expects to relocate its headquarters from 919 Third Avenue in the second half of 2022. With this latest transaction, Tishman Speyer has now successfully pre-leased 54 percent of the building.

Front & York’s Residential Towers Begin to Rise Above Podium Level in DUMBO, Brooklyn

Designed by Morris Adjmi Architects and developed by CIM Group and LIVWRK, the the 1.1-million-square-foot residential project will rise 21 stories and yield 728 apartments that start around $950,000.

540 Fulton Street, designed by Marvel Architects

Installation Begins on 540 Fulton Street’s Façade in Downtown Brooklyn

Installation has begun on the first portions of the glass curtain wall of the main profile at 540 Fulton Street, a mixed-use skyscraper in Downtown Brooklyn. Located at the corner of Fulton Street and Flatbush Avenue, work on the 511-foot-tall reinforced concrete structure topped out in the fourth quarter of 2019. The 43-story building is designed by Marvel Architects and developed by Jenel Management. The project will contain 330,000 square feet, with 71,844 square feet allocated to commercial use and 22,054 square feet designated for retail on the lower floors. The remaining 239,142 square feet will be spread across 327 residential units. Zebian International Facade Solutions is the manufacturer for the curtain wall.
