Renovation Project Underway On 41-Story Mixed-Use Tower At 3 Park Avenue, Midtown South

The 41-story, 977,745-square-foot mixed-use tower known as 3 Park Avenue, located between East 33rd and 34th streets in Midtown South, is set to receive a $30 million renovation. The 556-foot-tall tower’s lobby will be redesigned, the exterior will be modernized, and its 25,000 square feet of retail will see renovations. Other aspects of the project include renovations to the hallways and common areas, and upgraded mechanical infrastructure, Commercial Observer reported. Pelli Clarke Pelli Architects is designing the renovation, with AREA Architects responsible for redesigning the lobby.

Reveal For Four-Story, 19,000-Square-Foot Commercial Building Planned At 286 Lenox Avenue, Harlem

Last week, applications were filed for a four-story, 18,987-square-foot commercial building at 286 Lenox Avenue, located between West 124th and 125th streets in Harlem. A rendering of the project has since surfaced, courtesy of Harlem+Bespoke. Staten Island-based Gambino+LaPorta Architecture is behind the design. There plan includes retail space on the ground floor and office space on the second, third, and fourth floors. The rendering indicates Sephora, a French cosmetic company, may set up shop in the building, although nothing has been confirmed. An anonymous Midtown East-based LLC is the property owner. A two-story building must first be demolished.


New Look: 40-Story Residential Tower at 532 Neptune Avenue in Coney Island

Cammeby’s is building a massive mixed-use project next to the Trump Village co-ops on Coney Island. The development, called Neptune/Sixth, has grabbed headlines because it includes a 40-story residential tower that will eventually replace Trump Village Shopping Center. Today, YIMBY has the first detailed images of the 430-foot-tall skyscraper at 532 Neptune Avenue and its accompanying office and retail buildings.

Six-Story, 98,800-Square-Foot Self-Storage Facility Receives Permits at 33 Remsen Avenue, East Flatbush

An anonymous Midtown South-based LLC has recently been granted permits to build a six-story, 98,812-square-foot self-storage building at 33 Remsen Avenue, on the northern end of East Flatbush. The Buildings Department approval comes nearly two years after initial applications were filed. The new structure will contain storage units on the ground through sixth floors, in addition to two underground floors. There will be accessory office space on the ground floor. Virginia-based Butz Wilbern LTD is the applicant of record. The site was once occupied by a single-story commercial strip until that was demolished over the summer.
