A 50-story skyscraper could potentially rise from an assemblage of three undeveloped lots in the heart of Long Island City, Queens. The combined 25,177-square-foot parcel is known as QPX and consists of 30-25 Queens Boulevard, 29-00 Northern Boulevard, and 29-14 Queens Plaza East. The property is located adjacent to Sunnyside Yards and is sandwiched between two new high-rise developments.
Permits have been filed for three mixed-use buildings at 20-12 and 21-02 Mott Avenue, and 17-21 Redfern Avenue in Far Rockaway, Queens. The three structures are part of Phase 3 of the Rockaway Village complex, a five-phase development bringing eight buildings with retail, community facilities, and 1,700 new affordable housing units to an under-utilized area near the Far Rockaway-Mott Avenue subway station, serviced by the A train. Non-profit developer Phipps Houses under the Mott Center, LLC is listed as the owner behind the applications. Marvel Architects is listed as the architect of record.
Permits have been filed for a 24-story mixed-use building at 10 West 55th Street in Midtown, Manhattan. Located between 5th and 6th Avenues, the through lot is close to the 5th Avenue-53 Street subway station, serviced by the E and M trains, and 57th Street station, serviced by the F train. Leonard Wilf of Garden Homes under the 18 West 55th Street, LLC is listed as the owner behind the applications. The family behind Garden Homes and Skyline Developers purchased the abutting 9 West 54th Street and 10 West 55th Street lots, a combined 22,500 square feet, for $75 million last year.
Earlier this year, the Landmarks Preservation Commission reviewed proposals from BKSK Architects to renovate and convert the historic Margaret Louisa Home in Union Square into a hotel. The design team returned to the LPC with updated proposals following feedback and criticism of the original designs. Located at 16 East 16th Street, the six-story Margaret Louisa Home was completed in 1891 and included 78 bedrooms, parlor and reception rooms, private and public dining spaces, and laundry facilities for over 100 women who lived in the building.
New renderings have been released for the Broome Street Development at 55 Suffolk Street and 64 Norfolk Street on Manhattan’s Lower East Side. Compromised of two mixed-use buildings spanning an estimated total of 387,223 square feet, components include the headquarters for the Chinese-American Planning Council, the Beth Hamedrash Hagodol synagogue, 488 rental housing units with 43% of units specified as permanently affordable, and retail. Gotham Organization is listed as the owner behind the applications filed earlier this year with Dattner Architects as the architect of record.
