Reveal for Swiss Institute’s New Two-Story, 7,500-Square-Foot Headquarters at 130 Second Avenue, East Village

In September of 2015, Stellar Management acquired, for $12 million, the two-story, 7,500-square-foot commercial building at 130 Second Avenue. That’s located on the corner of St. Marks Place in the East Village. It has now been revealed that Stellar will renovate the existing building, formerly occupied by a Chase bank branch. It will become the headquarters of the currently TriBeCa-based non-profit art organization Swiss Institute, Curbed NY reported. Besides upgraded office space, new elements will include event spaces, a library, a bookstore, and a rooftop terrace. Selldorf Architects is designing the renovation and completion is expected in 2017.

Kaufman Astoria Studios Plans an Expansion at 36-02 34th Avenue

Kaufman Astoria Studios, one of New York City’s largest TV and film production facilities, announced this summer that they hoped to add two more soundstages to their century-old campus. Now, they’ve filed plans for a sizable four-story building at 36-02 34th Avenue, at the corner of 36th Street and across the street from their two main studios.

Public Hearing Continues for Designation of Empire State Dairy Complex in East New York

On March 8, the East New York Savings Bank, Parkway Branch, in East New York, Brooklyn was designated the first city landmark of 2016. That same day, the former Empire State Dairy Company complex, also in East New York, was added to the Landmarks Preservation Commission’s calendar. On Tuesday, the designation process continued.

Request for Proposals Launched for Jacob K. Javits Convention Center Expansion Project

Empire State Development (ESD) has formally launched a request for proposals (RFP) seeking a development team for the planned three-story, 1.2-million-square-foot expansion project at the Jacob K. Javits Convention Center, located at 655 West 34th Street in what’s now called the Hudson Yards District. The expansion was announced earlier this year. The ground-up portion of the project, to be built on the complex’s northern edge, has been dubbed the Transformer Building. It will contain electrical and mechanical infrastructure, plus 665,000 square feet of meeting rooms and exhibition space, a ballroom, and outdoor space. A large truck garage is also expected to be built. FXFOWLE Architects is behind the expansion’s design. Construction is expected to begin by the end of this year, Real Estate Weekly reported.

A pair of over century-old combined buildings in SoHo are on their way back to commercial use. Last Tuesday, the Landmarks Preservation Commission approved a proposal for 61-63 Crosby Street.

New Details Revealed of Planned 500,000-Square-Foot Office Tower at 420 Albee Square, Downtown Brooklyn

YIMBY revealed preliminary renderings of a planned office building at 420 Albee Square, in Downtown Brooklyn, when the New York City Economic Development Corporation announced the project back in November of 2015. Now, new details are emerging. Dubbed One Willoughby Square, it will measure roughly 500,000 square feet. Kohn Pedersen Fox is responsible for the design, although the final vision is still to be determined, the Wall Street Journal reported. It’s unclear how many floors there will be or how high the building will rise since new building applications have yet to be filed. The developers, JEMB Realty and Forest City Ratner Companies, are currently seeking an anchor tenant. Construction is expected to begin in 2017. The 22,840-square-foot site is currently vacant.

New Details, Rendering of Lighthouse Point’s 12-Story, 175-Key Westin Hotel, St. George

Now that phase one of St. George’s Lighthouse Point project – a 12-story, 116-unit mixed-use building with residential units and commercial space at 35A Bay Street – is under construction and gaining attention, Triangle Equities is shifting focus on to the second phase. The developer has partnered with Starwood Hotel & Resorts for a 12-story, 175-key Westin hotel, which will be built adjacent and connected to one of four existing industrial buildings, the Wall Street Journal reported. The hotel, dubbed the Westin New York Staten Island, will encompass 190,000 square feet and will include 15,000 square feet of event space. Many of its luxury amenities and a restaurant will be located in the industrial building. The other three industrial buildings will be redeveloped into an additional 30,000 square feet of mixed-use commercial space. Perkins Eastman is designing and Andres Escobar is responsible for the interiors, although new building applications haven’t been filed for the hotel. Completion of the hotel is expected in 2019.

Durst Plans New Mixed-Use Project with Affordable Housing at 1800 Park Avenue, Harlem

Over the summer, the Durst Organization entered into contract to acquire the 36,281-square-foot site at 1800 Park Avenue, located between East 124th and 125th streets in Harlem. The developer has since closed on the purchase for just under $91 million, the New York Post reported. Durst will abandon the ODA New York-designed 24-story, 670-unit mixed-use project (originally 32 stories and 682 units) envisioned by the Continuum Company, the site’s previous owner. Instead, completely new plans will be drawn up, presumably by a different architect. Regardless, the final plans will include a large affordable housing component. Roughly 600,000 square feet of mixed-use space can be built as-of-right. The project is still eligible for the 421-a tax abatement since Continuum technically conducted foundation work at the site.

Three-Story, 197,000-Square-Foot Movie Theater Project Planned at 165 Bricktown Way, Charleston, Staten Island

Property owner Guido Passarelli, doing business as an anonymous Syosset, N.Y.-based LLC, has filed applications for a suburban-esque three-story, 197,333-square-foot commercial-retail building at 165 Bricktown Way, in Charleston, located along Staten Island’s West Shore. The new building will contain retail space on the ground floor, followed by a movie theater on the second floor and an upper mezzanine level. The movie theater will be equipped with a concession stand, a bar/lounge, and offices. It’s unclear how many screens the movie theater will have, or who will run it. Philadelphia-based JKRP Architects is the architect of record. The site measures a whopping 479,290 square feet and is currently vacant.

Nitehawk Cinema to Replace Residential Redevelopment of Pavilion Theater, 188 Prospect Park West, Park Slope

Back in October of 2015, the Landmarks Preservation Commission (LPC) approved plans to redevelop the multi-story Pavilion cinema, at 188 Prospect Park West, located on the corner of 14th Street in southern Park Slope, into a smaller movie theater and 24 condominium units. Those plans have now been scrapped entirely, in favor of a simpler renovation, the New York Times reported. The existing Pavilion structure, acquired by an anonymous LLC in August for $28 million, will be renovated to accommodate a Nitehawk Cinema, dubbed Nitehawk Prospect Park. The new theater will include seven screens for a total of 650 seats, two bars, dining services, and a restored interior atrium. Existing operations at the Pavilion will end in October, and the renovation is expected to take a year to complete. Hidrock Properties still owns the adjacent single-story property where an expansion would have occurred. Of course, any exterior alterations that go into the the cinema renovation will have to be approved by the LPC.
