Permits have been filed by TF Cornerstone for two adjacent towers in Long Island City, Queens. Applications detail a 39-story mixed-use building at 2-10 54th Avenue at the intersection of 54th Avenue and 2nd Street, and a 34-story mixed-use structure at 55-01 2nd Street located between the Newtown Creek and 54th Avenue. Both sites are within walking distance of the Vernon Boulevard-Jackson Avenue subway station, serviced by the 7 train.

Renderings Reveal Commercial Renovation to the Brill Building at 1619 Broadway in Midtown

Renderings from Bruno Kearney Architects reveal a new TD Bank retail location within the historic Brill Building at 1619 Broadway in Midtown, Manhattan. Located on the corner of West 49th Street, the property was originally constructed around 1931 and was designated a landmark in 2010 for its ornate Art Deco façade. The prominence of the building requires approval of all proposed work by the Landmarks Preservation Commission (LPC).

MTA and SL Green Debut Grand Central Subway Entrance at One Vanderbilt Avenue

This week, the MTA and SL Green debuted a new entrance to the Grand Central-42nd Street subway station at One Vanderbilt Avenue, a 77-story supertall office skyscraper in Midtown. The new entrance is the latest component of SL Green’s $220 million transit improvement project bundled into development of the commercial project.

Located between Prince Street and Main Street, the interior lot is close to the Main Street subway station, serviced by the 7 train. Cindy Zhang under the Caifu Capital LLC is listed as the owner behind the applications.

Sven’s Glass Façade Nears Completion at 29-37 41st Avenue in Long Island City, Queens

Curtain wall work is nearing completion on Queens Plaza Park, aka Sven, a 762-foot-tall skyscraper at 29-37 41st Avenue in Long Island City and number 17 on our countdown of the tallest projects underway in the city. Designed by Handel Architects for The Durst Organization, the 67-story project is the second-tallest structure in Queens and will yield 978,000 square feet of mixed-use space. Selldorf Architects is serving as the interior designer, Hunter Roberts as the general contractor, and Jaros, Baum & Bolles Engineering is handling the required mechanical systems. The project is aiming for LEED certification.

Located between Maria Thomson Way and 85th Street, the interior lot is five blocks east of the 75th Street-Elderts Lane subway station, serviced by the J and Z trains. Ding Yin Yu of SMD Realty Inc. is listed as the owner behind the applications.

Located at 980 Westchester Avenue, the seven-story, 155,798-square-foot structure is designed by GF55 Partners and developed by The Doe Fund and Bolivar Development.

Brooklyn Navy Yard Development Corporation Secures A Wave of New Leases in Former Industrial Complex

Despite the anticipated slowdown of commercial real estate, Brooklyn Navy Yard Development Corporation, or BDNYC, is reporting more than 160,000 square feet of new commercial leases within the former industrial complex. This figure does not include an additional 81,000 square feet of lease renewals and an unspecified inventory in their 2021 pipeline.

$2 Billion Flushing Waterfront District Development Gets Green Light

Last week, the New York City Council approved a Flushing waterfront development set to cost $2 billion. The massive mixed-use project, which includes housing, commercial retail and office space, and hotel lodging, is being developed by a joint partnership between United Construction & Development Group, F&T Group, and Young Nian Group. The master plan, designed by Hill West Architects, will develop 29 acres of land bound by Flushing Creek, Northern Boulevard, College Point Boulevard, and Roosevelt Avenue, as well as upgrade the neighborhood’s public waterfront access.

Housing Lottery Launches for 1230 Metcalf Avenue in Soundview, The Bronx

The affordable housing lottery is now open for Metcalf Avenue Apartments, a 12-story mixed-use development at 1230 Metcalf Avenue in Soundview, The Bronx. The 219,546-square-foot corner building is designed by Dattner Architects and co-developed by The Acacia Network and Phipps Houses and will yield a total 249 units in a mix of studios, one-, two-, and three-bedroom units. Available on NYC Housing Connect are 223 apartments for residents at 30 to 110 percent of the area median income, ranging in eligible income from $14,640 to $155,100.
