The city of New Brunswick, New Jersey, is only a 36-mile train ride from Penn Station, and no stranger to exciting new development. Now, the New Brunswick Development Corporation (DEVCO) hopes to utilize the community’s proximity to New York City to build an enormous Performing Arts Center.
A single story warehouse is about to be torn down to make way for a six-story mixed-use structure in the southernmost corner of Williamsburg, at 334 Flushing Avenue.
As the Downtown Brooklyn development boom enters its second decade, the most notable projects that have risen into the borough’s skyline have all been residential, like 388 Bridge Street, the AVA Willoughby, and 333 Schermerhorn Street, each of which temporarily took the title of Brooklyn’s tallest. While developers continue their race upwards, there has also been a proliferation of somewhat less obvious infill, like 620 Fulton Street, aka the Hotel Workers Healthcare Center and Office Building, which is now complete, per the latest from Tectonic.
Now that East New York’s ongoing residential boom is gaining momentum, developers appear to be eager to cash in on the other side of the equation. New building applications have been filed for an all-commercial project at 711 New Lots Avenue, along one of the neighborhood’s main thoroughfares, for a structure totaling 10,420 square feet. The two-story development is being designed by Felix Pustylnik of Felix Pustylnik, P.E., and is being built by Soly Bawabeh of Bawabeh Brothers. The lot is currently occupied by a two-story building, and demolition permits have not yet been filed.
The new Marriott Edition Hotel coming to 701 Seventh Avenue, in Times Square, is approaching its opening day, with glass now covering most of the exterior per the latest photos from Tectonic. While the tower portion of the development stands 42 floors and 512 feet to the rooftop, barely cracking into the mid-levels of the Midtown skyscraper plateau, the base of the development will imminently become iconic on a global level, thanks to an 18,000 square-foot LED screen that promises to become the largest and brightest in Times Square.
