One Vanderbilt Begins Rising Above Its Retail Podium, Midtown East

Construction is moving along at One Vanderbilt in Midtown, with work on the lower floors now rising past the cantilever. Thanks to images by Tectonic, we can see the tower has reached its maximum width. It is now nearly the same height as Grand Central Terminal, which peaks at 130 feet. Several companies have recently signed on for space, with Greenberg Traurig announcing plans to move their center of New York Operations into the supertall, acquiring a fifteen-year lease for four continuous floors.

Renderings Revealed for Redesigned Retail Space at 609 Fifth Avenue, Midtown

Renderings are out for a complete redesign of 609 Fifth Avenue, a large retail space on one of the busiest street corners in the country, in Midtown Manhattan. The modern façade will bring floor-to-ceiling windows to the base of the limestone structure.

The redevelopment of the riverside commercial site at 2505 Bruckner Boulevard, Schuylerville, has long been a mystery. Our last reporting on the project was back in 2015, when Extell acquired the 20 acres of land. The property has since passed along to Innovo Property Group and Square Mile Capital Management LLC, who will be building a massive, two-story, 840,000 square feet commercial distribution center. With two different levels of loading and unloading, it will be the first of its kind for the city, allowing for speedier and faster service on site.

Permits have been filed for two three-story structures at 510 and 512 New Lots Avenue, in East New York, Brooklyn. The site is three blocks away from the Van Siclen Avenue Subway Station, serviced by the 3 and 4 trains. Previous construction remains unfinished on the site from 2004, with the project remaining derelict for over a decade. Sambrial Realty of New York, the owner listed on both permits, will be responsible for the development.

Permits Filed for 701 East 240th Street, Wakefield, The Bronx

Permits have been filed for a two-story hotel at 701 East 240th Street in Wakefield, The Bronx, a popular area for the typology in the borough. The site is a block away from the 241st Street Subway Station, the final stop for the 2 train. Chand White Plains LLC will be responsible for the development.

Proposal Submitted to LPC For Rooftop Changes at 75 Varick Street, Hudson Square

A new proposal has been submitted to the LPC for 75 Varick Street, in Hudson Square. Trinity Real Estate’s One Hudson Square is set to receive a rooftop renovation, and the top of the 17-story building is slated to be converted to an outdoor recreational space.

Permits have been filed for a nine-story mixed-use building at 31-35 137^th Street, in Flushing, Queens. The site is ten blocks away from the Main Street Subway Station, the final stop for the 7 train in the borough. Leavitts Park is half a block away from the location, bringing to the neighborhood a football field, baseball diamond, and four tennis courts. Mei Yong Xiao will be responsible for the development.

Ground Broken, Renderings Revealed for 136 Summit Avenue, Bergen Hill, Jersey City

Groundbreaking has officially occurred for 136 Summit Avenue, a nine-story mixed-use building coming to Jersey City, New Jersey. The site is located a mile away from the Journal Square Train Station, serviced by the PATH trains. Monticello Equities is responsible for the development, and purchased the property from GRID Real Estate LLC. GRID is still involved, working as advisors and entitlement managers.

Permits Filed for 11-16 Main Avenue, Astoria, Queens

Permits have been filed for a seven-story residential building at 11-16 Main Avenue, in Astoria, Queens. The site is ten blocks away from the 30^th Avenue Subway Station, serviced by the N trains. Astoria Ferry Terminal is also nearby. The owner, Brett Harris, will be responsible for development.
