The site is three blocks away from the Court Square-23rd Street Subway Station, serviced by the E and M trains. The waterfront Gantry Plaza State Park is also seven blocks away. Sergey Rybak’s Rybak Development is listed as behind the applications.
Permits have been filed for a 12-story mixed-use building at 1074 Washington Avenue, in Morrisania, The Bronx. The area was originally part of the massive estate for the powerful Morris Family. The site is six blocks away from the Melrose train station, serviced by Metro North’s Harlem Line. Fifteen blocks away is the Prospect Avenue subway station, serviced by the 2 and 5 trains. Bronx Pro Group will be responsible for the development. The firm is dedicated to creating and managing energy-efficient affordable housing. In the past, they have created passive housing projects, including 3365 Third Avenue.
The blocks surrounding Manhattan’s High Line have seen a plethora of developments boasting unique experimental architectural designs. The creativity has been pervasive and consistent. The latest icon to top-off is 40 Tenth Avenue, an expressive office building formerly known as the “Solar Carve” tower. Aurora Capital is responsible for the Meatpacking District development.
Permits have been filed for an enormous seven-story storage facility at 2111 Richmond Terrace, in Staten Island. Located in the Port Richmond Neighborhood, the site is most easily accessible via the Bayonne Bridge to New Jersey. Carlos Vizcarra of Americo Real Estate Company is behind the filings.

The site is two blocks away from the Morrison Avenue-Soundview subway station, serviced by the 6 trains. Not-for-profit Phipps Houses will be responsible for the development. Their mission has been to provide children, youth, and families that live in low-income neighborhoods with rental housing accompanied by support to help tenants thrive through comprehensive education and career programs, as well as facilitating access to community services.
