Developers Alpine Residential and Fields Grade have launched leasing for The Hazel Stamford, a new rental property at 44 John Street in Stamford, Connecticut. Available apartments include a mix of studio and one-bedroom apartments with monthly rents starting in the mid $2,000s. All of the homes feature 9-foot ceiling spans, hardwood flooring, in-home washer and dryers, smart-lock entry, and name-brand fixtures and appliances.

35 Commercial Street Tops Out in Greenpoint, Brooklyn

Construction has topped out on 35 Commercial Street, a 22-story residential building in the Greenpoint Landing master plan in Greenpoint, Brooklyn. Designed by Handel Architects and developed by Park Tower Group along with Greenpoint Landing Associates, New York City’s Housing Preservation & Development (HPD), and the Housing Development Corporation (HDC), the 344,463-square-foot structure will yield 373 affordable housing units spread across 311,471 square feet, as well as 7,600 square feet of commercial space. Monadnock Construction is the general contractor for the property, which is located at the intersection of Bell Slip to the west and Commercial and Clay Streets to the south.

NYHDC Inks 109,000-Square-Foot Lease at 120 Broadway in Manhattan’s Financial District

The New York City Housing Development Corporation (NYCHDC) will soon relocate to the Equitable Building, a historic office tower at 120 Broadway in Manhattan’s Financial District. As the agency’s new headquarters, the two-floor suite totals more than 109,000 square feet on the building’s second and third floors.

400 Capital Management Inks 25,000-Square-Foot Lease at 660 Fifth Avenue in Midtown, Manhattan

400 Capital Management, a global credit asset manager, is the latest company to join 660 Fifth Avenue in Midtown, Manhattan. The company’s office will occupy more than 25,000 square feet on the building’s 27th floor beginning August 2024.

111 Wall Street’s New Façade Begins Installation in Financial District, Manhattan

Re-cladding work has begun on 111 Wall Street, a 25-story commercial building undergoing renovations in the Financial District. Designed by STUDIOS Architecture and developed by Wafra Capital Partners and The Nightingale Group, the $100 million project involves the replacement of the mid-century façade, a complete overhaul of 1.5 million square feet of office space, and the construction of an expanded lobby and new amenities designed by URBN Playground. Hunter Roberts Construction Group is the general contractor and JLL is handling leasing for the Lower Manhattan property, which is bound by Wall Street and Mannahatta Park to the northeast, Front Street to the northwest, Gouverneur Lane to the southwest, and South Street and the FDR Drive to the southeast.

Demolition Underway for SOM-Designed Skyscraper at 415 Madison Avenue in Midtown East, Manhattan

Demolition is ramping up at 415 Madison Avenue, the site of a 40-story commercial skyscraper in Midtown East. Designed by Skidmore Owings & Merrill and developed by 415 Madison Avenue LLC, the 605-foot-tall tower will yield 343,100 square feet of office space as well as a 350-square-foot ground-floor retail pavilion and a 2,400-square-foot open-air public concourse. The developer sought permits through the ULURP process and will build in compliance with the East Midtown sub-district regulations, with air rights purchased from the landmarked St. Bartholomew’s Church along Park Avenue. PAL Environmental Services is the general contractor and Rudin Management is the owner of the property, which is located at the corner of Madison Avenue and East 48th Street.

33 Franklin Street Rises Above Street Level in Greenpoint, Brooklyn

Construction is rising on 33 Franklin Street, a seven-story residential building in Greenpoint, Brooklyn. Designed by StudiosC and developed by Yidel Hirsch under the Franklin 33 LLC, the 80-foot-tall structure will yield 95,000 square feet with 80 units, with a portion dedicated to affordable housing, as well as ground-floor retail space and parking for 32 vehicles. The property is alternately addressed as 82 Calyer Street and is bound by Calyer Street to the north, Quay Street to the south, and Franklin Street to the east.

SOM’s 1245 Broadway Completes Construction in NoMad, Manhattan

Construction is complete on 1245 Broadway, a 23-story commercial building in NoMad. Designed by Skidmore Owings & Merrill and developed by GDSNY and Corem, the 318-foot-tall reinforced concrete structure yields 200,000 square feet of office space with marketing and leasing handled by CBRE. StructureTech NY and Triton Construction led construction on the property, which is located at the corner of West 31st Street and Broadway, a short walk from Koreatown, Herald Square, and Madison Square Park.

255 West 34th Street Rises Near Halfway Mark in Midtown, Manhattan

Construction is nearing the halfway point on 255 West 34th Street, a 33-story hotel tower in Midtown, Manhattan. Designed by Stonehill Taylor Architects and developed by The Chetrit Group, the 397-foot-tall structure will yield 330 hotel rooms spread across 155,594 square feet. Flintlock Construction Services is the general contractor for the property, which is located on the southern edge of the Garment District between Seventh and Eighth Avenues, right across from One Penn Plaza and within walking distance of Madison Square Garden and Moynihan Train Hall at the James A. Farley Building.

Beach 21 Affordable Housing Project Completes Construction at 10-47 Beach 21st Street in Far Rockaway, Queens

Construction is complete on Beach 21, a ten-story affordable housing building at 10-47 Beach 21st Street in Far Rockaway, Queens. Developed by The Community Builders with support from New York City’s Economic Development Corporation, Department of Housing Preservation and Development, and Housing Development Corporation, the structure yields 224 units reserved for New Yorkers earning 40 to 80 percent area median income (AMI) and 23 units for the formerly homeless, as well as 28,000 square feet of ground-floor retail and community space including a daycare center. The project is part of the city’s Downtown Far Rockaway Revitalization Plan and is located between Mott Avenue to the north and Cornaga Avenue to the south.
