Foundations Underway for Two-Tower Complex at 570 Washington Street in Manhattan’s West Village

At number 25 on our annual construction countdown is 570 Washington Street, a two-tower residential project currently underway along the Hudson River waterfront in Manhattan’s West Village. Designed by COOKFOX Architects with SLCE Architects as the architect of record and developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, the $1.25 billion complex will consist of 29- and 36-story towers rising 400 and 450 feet, respectively, and will yield an undisclosed number of condominium units and commercial space on the lower levels. ACI VI Clarkson LLC is the owner and AECOM Tishman is the general contractor for the project, which occupies a 1.3-acre block bound by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street to the west. The developers acquired the property for $340 million in early 2022 and have projected a $1 billion sellout on the homes.

The 26th-tallest building on our annual year-end construction countdown is 1522 First Avenue, a 30-story medical office building rising in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the 449-foot-tall structure will yield 400,000 square feet of Class A office space and retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the project, which is alternately addressed as 403 East 79th Street and located between East 79th and 80th Streets.

Foundations have reached street level at 18 West 55th Street, the site of a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers under the 18 West 55th Street LLC, which purchased the property for $83 million in 2017, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The development sits on a formerly vacant interior lot next to the Peninsula Hotel between Fifth and Sixth Avenues.

The 28th-tallest building on our annual year-end construction countdown is 125 West 57th Street, a 26-story commercial building currently rising along Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will yield 260,000 square feet with 185,000 square feet of Class A office space, 7,000 square feet of retail space, and an updated home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the land to the developers in 2017 for $150 million. Leading Builders Group is the general contractor for the property, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects111 West 57th Street.
