65 4th Avenue Tops Out in Park Slope, Brooklyn

Construction has topped out on 65 4th Avenue, a ten-story residential building in Park Slope, Brooklyn. Designed by MHM Engineering PC and developed by Yisroel Greenfeld, the 100-foot-tall structure will span 25,458 square feet and yield 30 rental units with an average scope of 655 square feet, as well as 781 square feet of commercial space, a cellar level, and a 29-foot-long rear yard. Success Developers LLC is the general contractor for the property, which stands on an interior lot between Bergen Street and St. Mark’s Place.

Foundations Underway for Two-Tower Complex at 570 Washington Street in Manhattan’s West Village

At number 25 on our annual construction countdown is 570 Washington Street, a two-tower residential project currently underway along the Hudson River waterfront in Manhattan’s West Village. Designed by COOKFOX Architects with SLCE Architects as the architect of record and developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, the $1.25 billion complex will consist of 29- and 36-story towers rising 400 and 450 feet, respectively, and will yield an undisclosed number of condominium units and commercial space on the lower levels. ACI VI Clarkson LLC is the owner and AECOM Tishman is the general contractor for the project, which occupies a 1.3-acre block bound by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street to the west. The developers acquired the property for $340 million in early 2022 and have projected a $1 billion sellout on the homes.

30-Story Medical Office Tower Continues Ascent at 1522 First Avenue On Manhattan’s Upper East Side

The 26th-tallest building on our annual year-end construction countdown is 1522 First Avenue, a 30-story medical office building rising in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the 449-foot-tall structure will yield 400,000 square feet of Class A office space and retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the project, which is alternately addressed as 403 East 79th Street and located between East 79th and 80th Streets.

Construction Reaches Street Level at 18 West 55th Street in Midtown, Manhattan

Foundations have reached street level at 18 West 55th Street, the site of a 26-story residential building in Midtown, Manhattan. Designed by Morris Adjmi Architects and developed and built by Skyline Developers under the 18 West 55th Street LLC, which purchased the property for $83 million in 2017, the 289-foot-tall structure will span 152,084 square feet and yield 97 rental units with an average scope of 1,319 square feet, as well as 6,380 square feet of ground-floor commercial space and a 10,343-square-foot cellar level. The development sits on a formerly vacant interior lot next to the Peninsula Hotel between Fifth and Sixth Avenues.

125 West 57th Street Continues to Ascend in Midtown, Manhattan

The 28th-tallest building on our annual year-end construction countdown is 125 West 57th Street, a 26-story commercial building currently rising along Billionaires’ Row in Midtown, Manhattan. Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Cain International, the 440-foot-tall structure will yield 260,000 square feet with 185,000 square feet of Class A office space, 7,000 square feet of retail space, and an updated home for the Calvary Baptist Church, which has operated on the site since 1883 and sold the land to the developers in 2017 for $150 million. Leading Builders Group is the general contractor for the property, which is located on an interior lot between Sixth and Seventh Avenues between Christian de Portzamparc‘s One57 and SHoP Architects‘ 111 West 57th Street.

111 Willoughby Street Rises in Downtown Brooklyn

The 30th-tallest building on our year-end construction countdown is 111 Willoughby Street, a 40-story residential tower that has begun to rise in Downtown Brooklyn. Designed byGF55 Architects and developed by The Michaels Organization, Triangle Equities, and Geolo Capital, the 437-foot-tall structure will span 205,000 square feet and yield 227 rental units, a 20,000-square-foot ministry center for the St. Boniface parish, and 1,814 square feet of commercial space. ZDG, LLC is the general contractor for the property, which is located by the intersection of Willoughby Street to the south and Duffield Street to the east.

YIMBY Tours Terminal Warehouse At 261 Eleventh Avenue in West Chelsea, Manhattan

YIMBY recently went on a tour of Terminal Warehouse at 261 Eleventh Avenue in West Chelsea, Manhattan. The original 132-year-old George Mallory-designed structure is being extensively renovated and now features a new six-story office pavilion designed by COOKFOX Architects and redeveloped by L&L Holding Company, Columbia Property Trust, and Cannon Hill Capital Partners. New Line Structures & Development is the general contractor for the 1.3-million square foot development, which will cost $2 billion-plus, stand 13 stories tall, and yield new Class A office suites, around 100,000 square feet of new outdoor green space including 29 private terraces and a central courtyard, ground-floor retail space, and multiple dining options. Cushman & Wakefield is the exclusive listing agent for both office and retail. Terminal Warehouse takes up a full city block bound by West 28th Street to the north, West 27th Street to the south, Eleventh Avenue to the east, and Hudson River to the west. Floor plates vary in size up to 160,000 square feet.

Demolition is finishing up at 100 West 37th Street, the site of an upcoming 68-story mixed-use skyscraper in the Garment District of Midtown, Manhattan. Designed by C3D Architecture and developed by Sioni Group under the 989 Sixth Realty LLC, the 743-foot-tall structure will yield 384,118 square feet with 300 condominium units spread across 297,301 square feet, as well as 86,817 square feet of commercial space and two cellar levels. Northeast Specialist Group is the demolition contractor for the corner property, which is alternately addressed as 989-993 Sixth Avenue and located at the intersection of Sixth Avenue and West 37th Street.
