Two-Tower Development Taking Shape at 267 Bond and 498 Sackett Streets in Gowanus, Brooklyn

Foundation work is wrapping up on Society Brooklyn and Sackett Place, a pair of 21-story residential buildings at 267 Bond Street and 498 Sackett Street in Gowanus, Brooklyn. Designed by SLCE Architects and developed by Property Markets Group, which acquired both plots for $9 million in 2021, the complex will yield a combined 594,000 square feet with 517 residential units and 52,000 square feet of commercial space. The development is proceeding with $18.5 million in financing from Maxim Capital Group. Urban Atelier Group is the general contractor for the project, which is bound by DeGraw Street to the north, Sackett Street to the south, the Gowanus Canal to the east, and Bond Street to the west.

Construction has reached street level on 204 4th Avenue, a 13-story residential building in Gowanus, Brooklyn. With L+Z Architecture as the executive architect and developed by Avery Hall and Gindi Capital, the 200,000-square foot structure will yield 193 rental units and 14,000 square feet of ground-floor retail space, and is part of a wave of upcoming residential projects that is expected to dramatically transform the neighborhood following the approved Gowanus rezoning. Leeding Builders Group is the general contractor for the half-acre property, which is alternately addressed as 655 Union Street and bound by Sackett Street to the north and Raul Vasquez Jr. Place to the south.

Excavation is underway at 1491-1493 First Avenue, the site of an upcoming 24-story residential building on the border of Lenox Hill and Yorkville on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property for $73.5 million in early 2022 from local developer Robert Chou. Previous figures put the height and floor count at 209 feet tall and 24 stories, though a new rendering spotted on site shows a much taller revision. It was last reported that there will be 94 condominium units with an average scope of around 1,900 square feet, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.

Waterside at Xchange is the tallest component in the 1,538-unit transit-oriented master plan, and is located on a formerly undeveloped plot between the Hackensack River and Brianna Lane.
