Alexander Development Group and The Bluestone Organization have just completed one of the world’s largest Passive House multifamily rental properties at 42 West Broad Street in Mount Vernon, New York. Known simply as 42 Broad, the property is designed by Perkins Eastman and comprises 249 market-rate apartments, more than 20,000 square feet of amenities, a parking garage, and high-efficiency mechanicals that significantly limit the structure’s energy use and carbon emissions.

Permits Filed for 354 West 52nd Street in Hell’s Kitchen, Manhattan

Permits have been filed for a seven-story residential building at 354 West 52nd Street in Hell’s Kitchen, Manhattan. Located between Eighth and Ninth Avenues, the interior lot is two blocks north of the 50th Street subway station, serviced by the C and E trains. Cadence Property Group is listed as the owner behind the applications.

Designed by ARC Architecture Design Studio and developed by A&R Properties Group, the structure yields 23 residences. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $101,143 to $165,230.

Façade Installation Progresses on KPF’s 64 University Place in Greenwich Village, Manhattan

Construction is progressing on 64 University Place, an 11-story residential building in Greenwich Village, Manhattan. Designed by Kohn Pedersen Fox and developed by Argo Real Estate and Bsafal, the 125-foot-tall structure will span 55,000 square feet and yield 28 condominium units with sales and marketing led by Fredrik Eklund and John Gomes of the The Eklund ǀ Gomes Team at Douglas Elliman Real Estate, as well as a community facility and ground-floor retail space. SPACE Copenhagen is the interior designer, Deborah Nevins is the landscape designer, and CNY Group is the general contractor for the property, which is located between East 10th and East 11th Streets.

17 West 60th Street’s Expansion And Renovation Progresses on Manhattan’s Upper West Side

Construction is moving along on 17 West 60th Street, a renovation and expansion project for the Shefa School on Manhattan’s Upper West Side. Designed by Dattner Architects, the project involves the construction of a four-floor, 40-foot-tall pavilion atop the parapet of the 102-year-old structure that will raise its height from 12 to 16 stories, as well as the renovation of its interiors and replacement of its façade. The Jewish academic organization purchased a ground lease at the address for $49.5 million and plans to relocate from 40 East 29th Street to the new 75,000-square-foot facility. McGowan Builders is the general contractor for the property, which is located on an interior lot between Broadway and Ninth Avenue.

KPF’s 520 Fifth Avenue Supertall Rises Higher Above Midtown, Manhattan

Construction is steadily climbing on 520 Fifth Avenue, a 76-story residential supertall in Midtown, Manhattan. Designed by Kohn Pedersen Fox and developed by Rabina, which took over from Ceruzzi Properties and SMI USA in 2019, the 1,000-foot-tall skyscraper will yield 507,608 square feet with 98 condominium units, as well as commercial space on the lower floors and four cellar levels. WSP is the structural engineer, DeSimone Consulting Engineers is the façade consultant, and Suffolk Construction is the general contractor for the property, which is located at the northwest corner of Fifth Avenue and West 43rd Street, one block north of Bryant Park.

The Parluxe Finishes Construction at 71-82 Parsons Boulevard in Kew Gardens Hills, Queens

Construction is complete on The Parluxe, an eight-story mixed-use building at 71-82 Parsons Boulevard in Kew Gardens Hills, Queens. Designed by ARC Architecture and developed by A&R Properties Group, the all-electric structure spans 100,000 square feet and yields 94 rental units in studio to two-bedroom layouts with interiors by Durukan Design, as well as 8,000 square feet of community facility space and 45 enclosed parking spaces. REAL New York is handling marketing and leasing for the property, which is bound by Parsons Boulevard to the east, Aguilar Avenue to the west, and 72nd Avenue to the south.

City Agencies Approve Warehouse Conversion Project at 107 South Street in Seaport, Manhattan

The Department of Buildings and Landmarks Preservation Commission have approved plans to convert a warehouse at 107 South Street into a mixed-use residential property. Located in Lower Manhattan’s historic Seaport District, the building was previously occupied by a fish trading house, supplying seafood daily to the Fulton Market before it was relocated in 2005.
