Permits Filed for Transient Hotel and Community Facility at 2201 Neptune Avenue, Coney Island, Brooklyn

Permits have been filed for a new hotel at 2201 Neptune Avenue, in Coney Island. Guests will be ten blocks away from the D, F, N, and Q trains at the Coney Island-Stillwell Avenue Station. The building will be located right on Coney Island Creek, providing guests with views of Brooklyn, Staten Island, and the Verrazano-Narrows Bridge. SWA Architecture, a Manhattan-based firm, will design the seven-story structure.

Permits Filed for 128-02 7th Avenue, College Point, Queens

Permits have been filed for a new building at the PS 129 Patricia Larkin School, located at 128-02 7^th Avenue, in College Point, Queens. The proposal would be three stories tall, and located on the same campus, which takes up a whole city block. Whether it would be built at the expense of an existing structure or an open area is not yet clear.

Morris Adjmi-Designed 30 East 31st Street Climbing Quickly, Gets First Glass, Midtown South

Back in February of 2015, YIMBY reported on the initial new building applications for 30 East 31st Street, between Park and Madison Avenues, in Midtown South. In November of that year, we revealed the first rendering for the project. Since then, filings have been amended for a slight height increase of two floors, and construction has entered full swing, with the Morris Adjmi-designed skyscraper now up to its fourteenth floor per the latest photos from JC_Heights.

Pre-Filings Submitted for Key Foods-Replacing 680 Baltic Street, Park Slope, Brooklyn

Avery Hall Investments has submitted pre-filing paperwork for a large mixed-use building five blocks away from Atlantic Avenue-Barclays Center. The structure would be yet another modern addition to the rapidly developing neighborhood, and was originally known as 120 Fifth Avenue, though the DOB applications now list it at 680 Baltic Street.

Renderings Revealed for 702 Grand Concourse, South Bronx

302 East 96th Street Nears Topping-Out on the Upper East Side

The transition zone between East Harlem and the Upper East Side is booming with new developments, and just last week, YIMBY featured an update on 1399 Park Avenue, on the corner of East 104th Street, which is close to topping-out. Today, we have another update by Tectonic on 302 East 96th Street, several blocks to the southeast, where superstructure work is also close to completion.

A Lexus service building is about to meet the wrecking ball for a mixed-use residential project, complete with its own automotive showroom. Permits have been filed for the twelve-story structure at 547 West 47^th street, in Hell’s Kitchen. The site is one avenue east of the Hudson River Greenway, and three avenues west from the 50^th street subway station, serviced by the A, C, and E trains.

Extell’s 68-Story “Brooklyn Point” at 138 Willoughby Street Gets New Renderings, Downtown Brooklyn

The ongoing Downtown Brooklyn development boom has already resulted in three new “tallest towers” for the borough, with 388 Bridge, then AVA Willoughby, and now 333 Schermerhorn taking the title, at 607 feet to parapet. But while each of those projects stands just a few feet above the others, Extell’s Brooklyn Point, at 138 Willoughby Street, is going to top-out 68 floors and 720 feet above the streets below. Now, YIMBY has a look at new renderings that paint a much more vivid picture of the skyscraper’s eventual impact on the DoBro skyline.

115 Delancey Street Officially Tops Out, Lower East Side

The tallest of nine structures comprising the Essex Crossing development, at 115 Delancey Street, has officially topped-out. The last time YIMBY reported on the site, it had just risen above street level, back in late January. The 26-story building will include 195 rental apartments, of which 98 will be affordable. Its developer, Delancey Street Associates, is comprised of BFC Partners, L+M Development Partners, and Taconic Investment Partners.

New 65-Unit Residential Project Coming to 136-78 41st Avenue, Flushing, Queens

Back in December of 2016, developer Hui Chen acquired 136-78 41st Avenue, in Flushing, for $9.32 million. While DOB applications have yet to be filed for the site, today, YIMBY has the first rendering for the project, which is being designed by Raymond Chan Architect, PC.
