10-Story, 103-Unit Affordable Residential Building Complete At 300 Quarropas Street, White Plains

Back in the summer of 2014, YIMBY revealed renderings of the 10-story, 103-unit all-affordable residential building at 300 Quarropas Street, located at the corner of South Lexington Avenue in White Plains. Westfair now reports construction has wrapped up on the 121,000-square-foot project, dubbed the Prelude. The White Plains Housing Authority and Jonathan Rose Companies are developing, and Dattner Architects is the design architect. The new building was built on the site of the five-building, 450-unit Brookfield Commons housing complex and also serves as the new home of the White Plains Education and Training Center. The community center measure 13,500 square feet and is open to all residents in Brookfield Commons. Sometime in the future, the city is expected to replace more of the tower-in-the-park buildings with mixed-use, all-affordable residential ones.

Foundation Work Underway At 27-17 42nd Road, Long Island City

The story of development at 27-17 42nd Road is a testament to the ongoing rapid change within Long Island City’s landscape. When Star Tower was first proposed in 2008, it would have lived up to its name by shining on the Court Square skyline as its tallest residential building, offering luxury unmatched by any competitor in the area. As foundation work is underway for its successor, the neighborhood is at a point where a 25-story tower becomes infill, obscured by taller neighbors from nearly all directions. The perimeter basement wall appears complete, and work is in progress on interior foundations. The Department of Buildings lists 184 condominium units spread across 221,266 square feet of floor space. Hiwin USA is listed as the owner of the property while Milestone Construction is the contractor. When the 258-foot-tall building opens its doors in 2017, it will barely make a dent on the skyline, yet it will successfully fulfill its urban role as a building that respects its neighbors while maintaining an independent identity.

12-Story, 27-Unit Mixed-Use Building Completed At 245 West 14th Street, Chelsea

YIMBY last brought you a construction update on the 12-story, 27-unit mixed-use building at 245 West 14th Street, in southern Chelsea, in October of 2014, when the structure was just about to top out. Now, Tectonic has new photos of the building, dubbed Village Green West, which show that work is practically complete and scaffolding has been removed. The 47,129-square-foot structure features 3,802 square feet of ground-floor retail space, and its condominium units should average a spacious 1,586 square feet apiece. The units will come in one-, two-, three-, and four-bedroom configurations, and there will be four full-floor penthouses. Amenities include a gym and wellness center, a spa, a lounge, private storage space, bicycle storage space, and a rooftop terrace. Alfa Development is behind the project and Kutnicki Bernstein Architects is the design architect. Occupancy is expected imminently.

Industry City’s Proposed Rezoning Will Include Retail, Two Hotels, But No Dormitory, Greenwood

A year ago, news broke that Jamestown, Belvedere Capital, and Angelo Gordon announced plans to infuse $1 billion to renovate and redevelopment parts of the the 16-building, six-million-square-foot industrial complex, dubbed Industry City, located west of the Gowanus Expressway, in Greenwood. Crain’s now reports the developers are scrapping plans to build a 150,000-square-foot student dormitory at the 32-acre site. The complex’s proposed rezoning still includes the construction of significant retail space and two hotel buildings. Renovation work currently under way includes new windows, elevators, and interiors, and the complex is presently home to manufacturing uses and office space of a variety of sorts. The developers expect to begin the city’s Urban Land Use Review Procedure (ULURP) before 2017.

79-00 Queens Boulevard

Seven-Story, 216-Unit Homeless Shelter To Get Renovation At 79-00 Queens Boulevard, Elmhurst

The city has approved plans to renovate and bring up to code the seven-story, 216-unit former Pan Am hotel, which was turned into a homeless shelter back in June of 2014. The building, at 79-00 Queens Boulevard, in Elmhurst, is located five blocks west of the Grand Av – Newtown stop on the M/R trains. DNAinfo reports Samaritan Village, the facility’s operator, will file plans with the city by June for the construction work. Some upgrades include a children’s playground, a day care facility, and a cafeteria. Samaritan will receive roughly $23 million in funding from the city over the next couple years to carry out construction. The city’s Department of Homeless Services will help in the relocation of families during the renovation.
